Lead Maintenance Technician

Charleston, United States B5 Recruiting is partnering with a large, established property management company that maintains a broad portfolio of apartment communities and office buildings to support the Lead Maintenance Technician role. This position requires hands‑on support for day‑to‑day property operations, troubleshooting maintenance issues, and ensuring properties remain safe, functional, and well‑maintained. Essential Duties and Responsibilities Assist in monitoring turns, vacant units, and move‑outs Maintain exterior appearance of the property to present good street appeal Assist with purchasing building supplied machinery, equipment, and furniture Complete work orders Assist in training associates in professionalism, customer service, and fair housing, and provide assistance when needed Assist supervisor in overseeing daily work for the maintenance pools, grounds, service requests, make‑readies, move‑ins, and projects Perform routine preventative maintenance to ensure building systems and the physical condition of the asset do not deteriorate Perform routine trash pick‑up daily Record type and cost of maintenance or repair work needed Assist with maintaining SDS/OSHA/EPA logs in shop and office; inventory control logs and preventative maintenance logs in supervisor’s absence Check irrigation systems regularly Check key log daily to assure all keys are accounted for Assist in scheduling and completing work orders as necessary, ensuring a 24‑hour or less response time Maintain trash compactor and pool during season Install and repair appliances; fabricate and repair appliances, etc. Perform basic electrical work Participate in on‑call rotations Requirements Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
