Maintenance Supervisor

The Role The Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service. This includes quality move-in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works alongside the Community Manager, partnering to oversee the activities of assigned staff and vendors to ensure property maintenance. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce. Demonstrate customer service skills by treating residents with respect, answering questions, responding sensitively to complaints, and assigning work orders efficiently. Project a favorable image of the community to achieve property objectives and public recognition. Ensure consistency, follow-up, and follow-through in dealing with residents. Enforce community policies delegated by the Community Manager. Assist and complete work orders generated from resident requests and routine upkeep, diagnosing defects and making repairs per policies, procedures, safety standards, and code requirements. Coordinate, schedule, and respond to resident/management requests and work orders. Ensure all repairs and replacements are necessary for common areas and units. Support cost‑cutting and expense control by fixing rather than replacing parts, when possible. Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions or liability concerns. Manage and order maintenance supplies inventory, adhering to budget guidelines set by the Community Manager and Building Services. Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs. Maintain a well‑organized, properly stocked maintenance shop while adhering to safety standards and OSHA guidelines. Teach and promote safe work practices and maintain hazard communication programs. Manage unit inspections and key control of the community. Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc. Participate in on‑call emergencies. Obtain bids/pricing from vendors, suppliers, and contractors to plan for and utilize property resources, equipment, and supplies economically. Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency. Challenge team members to achieve higher performance by establishing and communicating goals. Develop standards for cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, and common areas, ensuring they reflect Avanath standards. Under the direction of the Community Manager, supervise, train, and schedule maintenance activities for staff. Monitor daily progress of each maintenance staff member, providing assistance and instruction as needed. Provide input to the Community Manager regarding employee performance evaluations. Conduct or attend regular safety meetings, ensuring MSDS sheets are current and OSHA and other safety regulations are followed. Qualifications At least 3 years of multifamily property maintenance experience. One year of supervisory experience required. Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work. HVAC and CPO certifications highly desired. Valid driver’s license. Very strong organizational skills and ability to handle multiple priorities. Solid interpersonal and customer service skills. Must be available for on‑call and weekend work. Physical Demands & Working Conditions Essential staff; must report to work and adhere to safety and business protocols. May need to work during inclement weather. Frequent standing and walking. Reading, comprehending, writing, performing calculations, and communicating verbally. Work may involve elevated sites, uneven ground, squatting, bending, twisting, pushing, and pulling.
