Location: 1750 POWELL MILL RD, Spartanburg, SC, 29301, United States Job Category: Maintenance, Staff Employee Type: FT Non-Exempt Manage Others: No Contact information: Human Resources Position Title Maintenance Technician Job Summary Performs routine facilities work in a variety of areas related to the maintenance and/or repair of buildings to include mechanical, electrical, plumbing, and carpentry. Maintaining the daily operation of HVAC systems is a critical requirement of this role. This is an essential staff position. The technician will be required to work in emergency situations even when the college is otherwise closed. This person should be prepared to work nights, weekends, and holidays to support the mission of the college and the students of SMC. Primary Responsibilities Operate and service building mechanical HVAC equipment (Boilers and Chillers) Service, repair, and install building service fixtures and equipment (e.g., light fixtures, water coolers, bathroom fixtures, locks, doors, hardware) Perform tasks related to plumbing, electrical, and general carpentry Assist with preventive maintenance programs Operate common hand and machine tools Replace ceiling tiles and grids Move, assemble, and repair office equipment and furniture Assist in the inspection of fire alarm systems, smoke detectors, and fire extinguishers on a regular schedule Assist in the set‑up and breakdown of campus events Respond to calls for emergency service Participate in required safety training Assist in other areas of facilities and perform other tasks assigned by the Maintenance Supervisor or the Vice President for Facilities Knowledge, Skills, Abilities, and Worker Characteristics Ability to work well with individuals with diverse backgrounds Ability to work independently to perform assigned duties Knowledge of and demonstrated ability to use the scope of tools required in performing maintenance functions Ability to understand verbal and written instructions Ability to establish positive working relationships with members of the college community Knowledge of the practices, processes, and materials used in building maintenance and construction Knowledge of OSHA safety practices common to building, maintenance, and construction Knowledge of GHS safety requirements for handling toxic or hazardous materials Must have a good work ethic, positive attitude, professional appearance, and be able to speak and read English Knowledge of safety practices relevant to the tasks performed and equipment employed Ability to perform heavy manual labor Ability to perform basic mathematical calculations Ability to communicate effectively Skill in the use of hand tools or equipment Well‑grounded philosophy of honesty, integrity, and respect Working Conditions The person hired for this position will be required to live within a 15-mile radius of SMC during employment. Sustained physical effort may be required for the completion of some maintenance responsibilities. The technician will drive a college vehicle while on campus and during on‑call rotation. Work environment may risk exposure to bright/dim light, dusts and pollen, extreme heat and/or cold, wet or humid conditions, extreme noise levels, vibration, fumes and/or noxious odors, moving machinery, electrical shock, heights, disease/pathogens, toxic/caustic chemicals. Requirements Required Physical Abilities Ability to bend, stoop, reach, stand, lift, climb ladders, and move from one area of the building to another on a regular basis Strength and dexterity required to operate hand and power tools Ability to work around moving mechanical parts and machine noise Ability to work outdoors in all weather conditions including extreme heat and cold Adequate hearing and verbal abilities to communicate effectively in person and by telephone Ability to comprehend verbal and written instructions Ability to perform physical tasks such as lifting and moving up to 50 lbs Ability to develop and maintain cooperative working relationships with vendors and with the college community A list of detailed physical requirements is available upon request Education and Training High school diploma or G.E.D. required. A.A.S. in Industrial Technology (carpentry, HVAC, or electrical) preferred. Valid Driver’s License. Pre‑employment drug screen and background investigation is required.
