The position will be tasked with improving workflows, tracking asset performance, and thinking creatively to execute investment strategies by working closely with various teams across the organization. The ideal candidate will have experience in valuation underwriting or asset management, ideally with background in a residential asset class. The fast-paced environment and ever-changing SFR landscape requires a candidate that is up for a challenge and will be willing to help on a variety of initiatives. The position will be based in our New York City office, and we will consider a hybrid work schedule.The Role: This position includes, but is not limited to, the following responsibilities:Perform Revenue Management functions for Evergreen Residential's Built-to-Rent (BTR) communitiesEstablish community-level lease up plans and work to execute defined investment strategies by tracking asset level performance, monitoring the competitive landscape, and reviewing macro market trendsConduct weekly performance calls with Community Managers and BTR Leasing Manager to gather prospective resident feedback, monitor community condition, and drive strategic initiativesAssess unique marketing and advertising strategies to increase top-of-funnel demand and drive prospective resident conversionEvaluate and review value-add improvements to maximize ROI and drive leasing performance; collaborate with Construction and Expense Management teams to executeCreate and improve community level reporting materials to holistically track deal-level performance relative to underwritingPrepare and present materials on an ad hoc basis to internal and external stakeholdersWork to implement efficiencies through improved workflows and assist in the design of cutting-edge technology enhancements that will drive growth and performanceWork collaboratively across various teams within the organization to ensure BTR investments are performing at the highest levelQualifications and ExperienceBachelor's degree required, ideally focused on finance, business or real estate3+ years' experience in real estate asset management and/or underwriting (SFR or BTR background a plus)Collaborative team player, able to successfully perform on cross functional activitiesHighly organized with excellent project management skills and strong attention to detailAnalytical mindset, adept at critical thinking and problem solvingMotivated self-starterDemonstrated ability to perform effectively in a fast-paced, entrepreneurial environmentFlexible and able to effectively manage ambiguity and changeExcellent written and verbal communication skillsOpen to travel for on-site visits and diligence - expect majority of work to be in New YorkThe anticipated base salary range for this position is $120,000-$135,000. Total compensation may also include a discretionary performance-based bonus.
