We are looking for a Leasing Consultant at our two 240-unit affordable community, Garden Gates in Plano, TX. Essential Job Functions Utilize organizational skills and experience to provide the preeminent affordable housing accommodations in the community. Through daily interactions with prospective and current residents, create a welcoming experience and sense of community. Process certifications (initial, interim, and annual); calculate retroactive rent while conforming to all applicable guidelines. Collect necessary documentation from current or prospective residents and process verifications. Apply correct rents for annual and interim recertification to remain compliant. Prepare rent repayment agreements and explain rent calculations to residents according to HUD guidelines. Review EIV reports and resolve discrepancies. Maintain accuracy and attention to detail while efficiently managing multiple projects and deadlines. Complete tasks from start to finish with minimal supervision, thriving in a busy, high-volume environment. Prioritize and manage time to consistently meet deadlines and exceed expectations. Salary Range $19.00 - $21.00 per hour Annual performance bonus Qualifications 2+ years of experience in leasing, marketing or multifamily operations. Proficient in rent calculation methods, including HPD and HUD standards. HS Diploma/GED (bachelor’s preferred). Ability to review and interpret financial documents such as pay stubs, tax returns, and rent statements. Certification in COS, TCS, or other affordable housing compliance training preferred (or willingness to obtain). Current State Real Estate or Leasing License (or willingness to obtain). Demonstrated ability to manage multiple deadlines, stay highly organized, and ensure compliance under regulatory frameworks. Experience with property management software (e.g., RealPage, OneSite, Yardi, JD Edwards) a plus. Strong financial, organizational, and critical thinking skills. Superb customer service skills. Excellent interpersonal and communication skills, with the ability to quickly build trust with teams and residents. Adaptable, proactive, and comfortable working in fast-paced, changing environments. Demonstrates accountability and resilience, with a commitment to resident-centered service and collaborative teamwork. Demonstrated ability to maintain confidentiality and navigate sensitive issues professionally. Shows accountability and reliability by taking full ownership of projects, prioritizing precision and attention to detail, and approaching challenges with grit, resilience, and proactive problem‑solving while engaging in continuous learning to enhance performance; fosters collaboration and a resident-centered environment, ensuring empathy, respect, and cross‑functional success in all interactions.
