Job Description


Title: Substitute Maintenance


Qualifications:

1. Must possess a chauffeur's license, with air brake endorsement.
2. Ability to follow orders assigned without constant supervision.
3. Basic knowledge of construction and maintenance of buildings.
4. Must possess at minimum one (1) year of experience working in the field of electrical or equivalent combination of training and experience.
5. Must possess at minimum one (1) year of experience in HVAC preventative maintenance and repair or equivalent combination of training and experience.
6. Ability to get along well with staff, students, and public.
7. Ability to adjust to emergency or unexpected situations.
8. Physical at time of hire.

Reports to:Director of Buildings and Grounds.


Job Goal: To work under limited supervision performing a variety of installation, repair and upkeep of the district's equipment and facilities; troubleshooting minor maintenance problems involving structural, electrical, plumbing, and equipment repair and replacement.

Performance Responsibilities:

1. Perform maintenance for all district facilities.
2. Perform preventative building maintenance duties, such as but no limited to caulking windows and doors, repairing and replacing broken windows.
3. Assembles and moves furniture, hanging bulletin boards or other required items.
4. Repairs and replaces door knobs or locks, repairs door closures, patches holes in walls, paints interior and exterior walls as required.
5. Performs routine electrical repairs such as changing light bulbs or fluorescent lamps and assists in repairing electrical fixtures.
6. Perform all types of heating, cooling and plumbing repairs.
7. On-call for all types of emergencies as they occur.
8. On-call for snow removal.
9. Be observant and report to supervisor any unusual maintenance situation.
10. Follows directives given by immediate supervisor or Director of Buildings and Grounds.
11. Uses good judgment to complete work assignments.
12. File all necessary requests for purchases with supervisor.
13. Maintain rooftop HVAC units.
14. Record data in maintenance logs when work is performed.
15. Complete legible daily log records as directed by the Director of Buildings and Grounds.
16. Maintains clean workplace.
17. Maintains good public relations with students, staff, and community.
18. Provides an appropriate role model for the district.
19. Maintain confidentialities of sensitive information.
20. Utilizes effective time management practices.
21. Maintains a positive attitude with administrators, fellow workers, faculty, students, and community.
22. Maintains accurate maintenance records.
23. Other duties as assigned.

Physical Demands:

1. Certification of good health signed by a licensed physician.
2. Must be able to work with interruptions frequently during a work shift.
3. Must be capable of walking/standing constantly.
4. Must be capable occasionally of lifting up to 50 pounds to waist level.
5. Must be capable of carrying 40 pounds up 13 steps as many as 50 times per month.
6. Must be capable occasionally of carrying 25 pounds at waist level for a distance of 100 feet.
7. Must be capable occasionally of using 10 pounds-force to fold, then pushing cafeteria tables up to 50 feet.
8. Must be capable occasionally of climbing 8 steps of a portable ladder.
9. Must be capable occasionally of climbing 12 steps of a fixed ladder and setting foot on roof.
10. Must be capable occasionally of pushing 50 pounds-force to relocate portable inside bleachers.
11. Must be capable occasionally of operating a buffer/scrubber for up to 1 hour at a time.
12. Must be capable frequently of using wet/dry mops for up to 30 minutes at a time.
13. Must be capable of performing circular motion tasks with the hands for upward of 10 minutes, such as washing/dusting white boards, black board, windows, furniture, etc.
14. During winter months, must be capable of operating a single-stage snow thrower or shoveling snow for up to 1 hour at a time.
15. Must be capable frequently of operating a vacuum machine for up to 1-1/2 hours at a time.
16. Must be capable frequently of squatting for up to 2 minutes at a time.
17. Must be capable occasionally of bending over for up to 3 minutes at a time.

1. Must be capable occasionally of lifting staging sections requiring 55 pounds-force with hands placed at 48 inches above floor.
2. Must be capable occasionally of pushing wrestling mat sections onto portable carts with 75 pounds-force.
3. Must be capable occasionally of pushing folding chair portable cart requiring 70 pounds-force, then lifting folding chairs weighing 5 pounds from two-tier portable cart to floor.
4. Must be capable occasionally of pushing/pulling bleacher sections requiring 25 pounds/force with hands placed at 6 inches above floor.
5. Must be capable occasionally of using hand tools requiring a grip force of up to 15 pounds.
6. Must be capable occasionally of using cleaning chemicals with recognized inhalation and absorption hazards.
7. Must be capable occasionally of working in extreme temperatures, humid and dusty environments.

Note: The physical demands described above represent real life tasks an employee may need to perform as part of the essential functions of this job. While the frequency may be low, the above stated physical demands may be required during the course of a daily work shift. Tasks that have physical demands that exceed the above stated limits should only be performed with sufficient manpower or material handling equipment.


Terms of Employment:

1. Twelve month employment.
2. Salary determined by negotiated agreement.
