Building Engineer (Non-Union)

Employment Type: Full-time; Position Type: Non-union Work Arrangement: On-site Schedule: Monday–Friday, Day Shift Pay Range: $30.00–$35.00 per hour, depending on experience About the Role We are seeking a dependable, hands-on Building Engineer to join our Engineering team. Reporting to the Chief Engineer and working closely with the on-site Property Management team, you will help maintain the safe, reliable, and efficient operation of a commercial office and laboratory facility. This role is ideal for someone who enjoys troubleshooting complex building systems, takes pride in preventive maintenance, and is committed to delivering excellent service to tenants and clients. Key Responsibilities Perform routine inspections and preventive maintenance on HVAC, electrical, plumbing, mechanical, and life safety systems. Troubleshoot, diagnose, and repair building equipment and systems to minimize downtime. Complete general maintenance and repairs involving HVAC, electrical, plumbing, lighting, painting, and other building systems. Read and interpret blueprints, electrical diagrams, schematics, and equipment manuals. Use electrical testing meters and other diagnostic tools to identify and resolve equipment issues. Monitor, operate, and maintain building automation and control systems. Use a Computerized Maintenance Management System (CMMS) to complete work orders, document repairs, and maintain preventive maintenance schedules. Coordinate with contractors and vendors to ensure work is completed safely and according to company standards. Respond promptly to emergency service calls and equipment failures. Maintain accurate records and communicate building conditions to the Chief Engineer and Property Management team. Follow company safety policies and OSHA requirements while maintaining a clean and organized work environment. Build positive working relationships with tenants and clients by providing responsive and professional service. Qualifications Experience working in commercial office buildings, life science, laboratory, or similar facilities is preferred. Strong working knowledge of HVAC, electrical, plumbing, and mechanical building systems. Ability to troubleshoot electrical systems and interpret wiring diagrams and mechanical schematics. Experience using diagnostic equipment, including multimeters and ohmmeters. Familiarity with Building Automation Systems (BAS/BMS) and CMMS software is preferred. Strong troubleshooting, problem-solving, and organizational skills. Ability to work independently and collaboratively as part of a team. Strong communication and customer service skills. Ability to prioritize multiple responsibilities in a fast-paced environment. Valid driver’s license and reliable transportation are preferred.
