We are looking for a Community Marketing & Leasing Manager to lead marketing, sales, and leasing activities to achieve revenue and occupancy goals for a Midrise community of 495 units. Job Description Summary Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives. Job Description Property Type: Midrise Stage: Stabilized Unit Count: 495 Schedule: Monday‑Friday + rotating weekends Essential Responsibilities Ensure achievement of revenue and occupancy goals by directing marketing, advertising, and sales activities; oversee on‑site traffic; maintain inventory of ready apartments; set rent pricing and concessions; monitor day‑to‑day sales and leasing actions. Stay informed about market and competitor conditions; develop and implement short‑ and long‑term marketing plans; craft creative pricing, concession, leasing incentive, and advertising strategies to boost traffic and leases. Develop print and internet advertising strategies; use technology to promote the community and communicate with prospects; use the company’s property management software to generate sales and leasing reports and monitor results. Work with the maintenance team to ensure the community meets appearance and safety standards; develop activities and programs that enhance apartment salability, including inspecting ready units, creating mini‑models, and applying merchandising techniques. Actively participate in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move‑in procedures per established policies and procedures. Review and analyze financial, traffic, closing, and operational reports to identify and resolve issues impacting leasing performance; use internal resources to support solution strategies; present marketing and leasing results to clients, owners, and business managers. Oversee the lease renewal program, including sponsoring renewal events, managing communication and notification processes, and assisting with resident move‑outs as necessary. Respond promptly and courteously to resident and client/owner concerns and questions; take action to resolve problems or document requests for the appropriate individuals. Supervise the leasing team by interviewing, hiring, orienting, and training employees; manage performance in accordance with company policies, values, and business practices. Required Licenses or Certifications All licenses and/or certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. May travel regularly to assist other properties, attend training, or business meetings. Work a flexible schedule, including evenings, weekends, and holidays. Compensation and Benefits Hourly range: $23.00 – $25.00 Additional Compensation Corporate Positions: Eligible for quarterly or annual bonus based on individual and company performance. Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
