Multi-Family Construction Project ManagerPosition OverviewWe are seeking an experienced Multi-Family Construction Project Manager to lead residential multifamily builds from pre-construction through closeout. The role is responsible for delivering projects on schedule, within budget, and to the required quality and safety standards while maintaining strong relationships with owners, architects, consultants, subcontractors, and on-site teams. The ideal candidate has hands-on multifamily construction experience, excellent organizational and communication skills, and a proven track record managing multiple simultaneous projects.Key ResponsibilitiesLead pre-construction planning, budgeting, and scheduling; review drawings and specifications to develop accurate project plans and cost estimates.Manage project schedules, coordinate trades, and monitor progress to ensure timely delivery; adjust plans proactively to mitigate delays.Control project budgets and costs: track expenditures, approve pay applications, manage change orders, and drive cost-saving opportunities.Oversee subcontractor selection, contract administration, performance monitoring, and dispute resolution to maintain high productivity and quality.Implement and enforce site safety programs and compliance with applicable codes, regulations, and company safety policies.Coordinate with architects, engineers, permitting authorities, inspectors, and client representatives to resolve design or permitting issues rapidly.Conduct regular site inspections and quality control checks; maintain punch lists and ensure timely completion of corrective actions and closeout documentation.Prepare and deliver regular project reports, status updates, forecasts, and documentation to stakeholders and senior management.Identify project risks and develop mitigation strategies; proactively resolve construction issues and coordinate contingency plans.Manage commissioning, turnover, and warranty processes; ensure thorough handover and follow-up on warranty items post-closeout.QualificationsBachelors degree in Construction Management, Civil Engineering, Architecture, or related field, or equivalent construction management experience.5+ years of direct multifamily construction project management experience (mid-rise or high-rise residential preferred).Proven experience in budgeting, scheduling, subcontractor management, change order control, and project closeout.Strong knowledge of construction means and methods, building codes, permitting processes, and multifamily construction best practices.Proficiency with construction management software (e.g., Procore, Bluebeam, MS Project, PlanGrid) and Microsoft Office suite.Demonstrated leadership, communication, and negotiation skills with the ability to manage multiple stakeholders and project teams.Familiarity with safety standards and certifications (OSHA 10/30 preferred) and a track record of maintaining safe job sites.Valid drivers license and ability to travel between job sites as required.Preferred: certifications such as PMP, CCM, or LEED and specific experience with Multifamily Construction, Multifamily Project Management, and roles as a Multifamily Project Manager.BenefitsVacation/PTOMedicalDentalVision401kBonusRelocationTelecommute
