Senior Property Manager

Position Overview

We are seeking an experienced Senior Property Manager to oversee the day-to-day operations, financial performance, maintenance, and tenant relations for a portfolio of residential and/or commercial properties. The ideal candidate will possess strong property management expertise, financial acumen, and exceptional organizational skills. This role is responsible for protecting and enhancing property value while ensuring operational efficiency, regulatory compliance, and a positive tenant experience.

Key Responsibilities

Property Operations & Tenant Relations

• Oversee the daily operations, administration, maintenance, and improvement of assigned properties.
• Serve as the primary point of contact for tenants and resolve complaints, concerns, and service requests in a timely and professional manner.
• Conduct regular property inspections and oversee vacant unit readiness.
• Ensure tenant satisfaction while maintaining compliance with property policies and lease terms.
• Respond to emergencies and coordinate timely resolution of property-related issues.

Financial Management

• Develop, manage, and monitor annual property operating budgets.
• Analyze financial performance, identify variances, and implement corrective actions as needed.
• Oversee rent collection, accounts receivable, and delinquency management.
• Review and approve invoices, payables, and operating expenses.
• Prepare and present monthly, quarterly, and annual financial reports.
• Perform account reconciliations and support month-end close activities.
• Assist with forecasting, expense management, and long-term asset planning.

Leasing & Asset Management

• Manage lease administration, renewals, amendments, and tenant communications.
• Support leasing efforts by preparing lease agreements and negotiating lease terms when necessary.
• Maximize occupancy levels and optimize property performance.
• Monitor market trends and provide recommendations to enhance asset value and competitiveness.

Maintenance & Vendor Management

• Oversee building maintenance programs and capital improvement projects.
• Manage vendor relationships and negotiate service contracts.
• Ensure preventative maintenance programs are executed effectively.
• Supervise third-party contractors and maintenance providers to ensure quality service delivery.

Compliance & Risk Management

• Ensure compliance with federal, state, and local regulations governing property operations.
• Enforce property policies, procedures, and occupancy requirements.
• Coordinate security measures, safety programs, and emergency response procedures.
• Identify and mitigate operational and financial risks.

Qualifications

Required Experience

• 5+ years of progressive experience in property management, real estate operations, or a related field.
• Experience managing residential and/or commercial property portfolios.
• Demonstrated experience with budgeting, financial reporting, lease administration, and tenant relations.

Preferred Qualifications

• Bachelor's degree in Business Administration, Real Estate, Finance, Accounting, or a related field.
• Professional property management certifications (CPM, RPA, or similar) are a plus.
• Experience with commercial real estate and multi-site portfolio management.

Preferred Technical Skills

• Proficiency with MRI Property Management Software strongly preferred.
• Experience with property management and accounting software platforms.
• Advanced Microsoft Excel and financial reporting skills.
