Transaction & Operations Manager

About the role

The Transaction & Operations Manager keeps the Principal Broker's sale and lease transactions moving from listing agreement to closing or lease execution, and owns brokerage compliance and day-to-day office operations.

Elevate Commercial is a commercial real estate brokerage serving Anchorage and the Mat-Su Valley across office, medical office, retail, and industrial property.

This is a support role. The manager does not carry their own listings or clients and is not paid commission on their own production.

Responsibilities

Transaction management

• Gather property data and market research; prepare proposals, listing agreements, and other transaction documents; send signing requests.
• Work with title companies, landlords, tenants, and other parties to keep sales and leases on schedule through closing or lease execution.
• Arrange due diligence when a transaction requires it.
• Track contract deadlines and contingencies so nothing is missed.
• Review transaction files for completeness and compliance.

Brokerage compliance

• Make sure monthly brokerage compliance tasks, including bank reconciliations, are completed on time, and support the person who performs them.
• Make sure every transaction file contains the required documentation, including Consumer Disclosures, agency agreements, contracts, amendments, required disclosures, and closing statements.
• Keep transaction records for at least three years, as Alaska law requires.
• Review marketing and advertising before release.
• Track license renewals and continuing education deadlines for the brokerage's licensees.
• Maintain the employee handbook and the broker's written office policy, and update forms when the Real Estate Commission revises them.

Operations

• Help onboard new team members.
• Coordinate outreach and marketing events with the marketing specialist.
• Keep work flowing smoothly between team members by facilitating collaboration, shared processes, and the technology tools the team uses.
• As the role grows, support business development under the Principal Broker's direction, such as prospect research, outreach, and lead follow-up.

Qualifications

Required

• Current Alaska real estate license.
• Experience working as a real estate licensee - at least two years. Residential experience is acceptable.
• Ability to anticipate what each transaction needs, including due diligence, and make sure important deal milestones are never missed.
• Comfortable with common productivity platforms, such as Microsoft 365, and the transaction tools licensees typically use.

Preferred

• Commercial real estate experience.
