Maintenance SuperintendentWe are seeking a high-level, hands-on Maintenance Superintendent to lead operations at a 324-unit multifamily community on Long Island. This role is designed for a proven operator who can take ownership of maintenance performance, implement structure, and uphold high standards across both physical operations and resident experience. You will be trusted to lead, problem-solve, and execute without micromanagement.What You’ll Be Responsible ForLead all day-to-day maintenance operations across a fully occupied residential communityTake a hands-on role in diagnosing and resolving complex maintenance issuesManage and prioritise work orders and ticket flow, ensuring requests are addressed promptly, thoroughly, and professionallyMaintain clear, consistent documentation and communication across all service activityOversee and actively participate in apartment turnovers, ensuring speed, quality, and consistencyEstablish and maintain preventative maintenance systems and inspection routinesCoordinate vendors and hold them accountable for quality, safety, and timely completionMaintain organisation and control of tools, equipment, and inventoryIdentify operational gaps proactively and implement solutions independentlyServe as a visible and professional point of contact for residents when neededEnsure all resident interactions reflect a high standard of service, respect, and accountabilityHandle service issues with a problem-solving mindset, maintaining composure in a live residential environmentTeam & EnvironmentYou will lead a lean, efficient team, which may include:Work order/ticket coordinatorLabourer/maintenance supportThis role requires someone comfortable wearing multiple hats, working in the field daily while maintaining oversight of operational systems and communication flow.What We’re Looking For10+ years of experience in multifamily maintenance, construction, or building operationsStrong, hands-on expertise in: PlumbingCarpentryGeneral building systems and repairsDemonstrated experience managing work order systems and service request workflowsProven ability to communicate effectively with both residents and internal teamsAbility to prioritise, troubleshoot, and execute independently in a fast-paced, occupied environmentWho You AreYou take ownership and stay ahead of problemsYou are structured and organised, especially in managing tickets and follow-throughYou maintain clear, professional communication, even under pressureYou lead by example and are comfortable working in the field alongside your teamYou hold high standards for workmanship and service qualityWhat Success Looks Like (First 90 Days)Work order backlog stabilised; response and resolution times improvedClear structure implemented around ticket tracking, communication, and follow-upTurnover process becomes more efficient, consistent, and quality-drivenResident service experience becomes more predictable, professional, and well-communicatedPreventative maintenance gaps identified and addressedThis is an opportunity for an experienced superintendent who wants:Real responsibility and autonomyA role where both operational performance and resident experience are equally valuedThe ability to implement structure and make a measurable impact in a lean operationCandidates outside Long Island are welcome to apply if they can reliably meet the demands of the role.
