You'll be supporting the full lifecycle of property care. Position responsibilities include, but are not limited to maintenance and repair of minor electrical, plumbing and mechanical equipment; troubleshooting and repairing minor HVAC problems; painting, remodeling and carpentry work; general maintenance; and preventive maintenance programs. You will work independently, and with staff, with minimal supervision to perform and complete the assigned daily responsibilities. Perform and complete the assigned daily responsibilities of the Maintenance Department utilizing skills such as minor electrical, plumbing, HVAC, carpentry, wall repair, painting and computer skills. Uses hand and power tools when needed. Make regular rounds of the facility inside and out, taking note of maintenance and safety problems and makes recommendations for repairs. Carries out maintenance services according to established timeframes, in a thoughtful, efficient, safe, and professional manner. Maintains safe, clean and orderly work areas. Maintain logs of services provided, materials used, time spent, and maintenance performed, through established documentation requirements.Comply with all applicable local, state, federal, regulatory, and/or accrediting body standards, including but not limited to CARF/CCAC, Life safety, DPH, CMS, EOEA, OSHA, and NFPA. Implement corrective action and preventive measures. Assist with Maintaining department records, etc.Communicate, respond, and cooperate effectively with: Facilities Director, Maintenance Supervisor, Marketing, all other staff, residents, contractors, vendors etc., with regard to all projects or repair details, including quality of workmanship, materials needed, timeline for completion, punch lists, resident requests, etc.Participates as an active member of MassMap. Participates in fire drills, safety evacuation programs, in-services and other required training.QualificationsRequired Education:High School Diploma / Trade school or equivalentPreferred Education:Associates Degree in related field or Technical School CertificateRequired Experience:2 years' experience in Facility MaintenancePreferred Experience:A minimum of 1 year of related experienceSkills/Competencies:Analytical skills, computer proficiency, attention to detail and quality control.The ability to troubleshoot and repair minor electrical, plumbing, HVAC, and appliances.The ability to perform major and minor carpentry work.The ability to repair and paint walls, ceilings, doors etc.The requirements listed within are representative of the knowledge, skill and/or ability required.
