Your responsibilities will include executing work orders and apartment turnovers (includes painting/cleaning) promptly and efficiently, ensuring all maintenance operations run smoothly. You'll perform routine maintenance tasks and conduct daily inspections of the property, identifying any potential issues before they escalate. This hands-on position requires a strong commitment to safety and organization, as you work to maintain a welcoming environment for residents and uphold the high standards of our customer-centric culture. Your expertise will directly contribute to the overall satisfaction of our community!Are You The Match?To excel as a Maintenance Associate at BNE Real Estate Group, candidates should possess a high school diploma or equivalent, with at least 1 year of experience in property management or relevant maintenance fields. Proficiency in computer programs, including Microsoft Office and Yardi, is essential for effective communication and task management.The ability to work independently with minimal supervision, coupled with strong organizational skills and excellent time management, will help you succeed in this fast-paced role. Knowledge of property management regulations and laws is crucial for compliance, as is a strong customer service orientation to ensure resident satisfaction.Additionally, candidates should be prepared to work in varying environmental conditions, maintain punctual attendance, and participate in the emergency on-call program (rotating). A valid Driver's License is also required.Schedule: Monday-Friday 8am-4pm; emergency on-call required (rotated between team members)Knowledge and skills required for the position are:High school diploma or equivalent1+ years' experience in property management and or other relevant maintenance fieldsProficient in computer programs including Microsoft Office and YardiAbility to work with minimal supervisionWell organized with excellent time management skillsKnowledge of regulations and laws regarding property managementMaintain regular and punctual attendanceWork overtime hours as required to complete assignments/projectsWork in cold/hot/dusty/loud environmentComply with all company policies and proceduresStrong customer service orientationValid Driver's LicenseMaintenanceResponsible for the completion of assigned maintenance service requests in a timely mannerResponsible for performing routine maintenance tasks in elevators, hallways and amenities, etc.Maintain inventory lists for cleaning and maintenance suppliesComplete daily inspection of property during your walks and notify Managers of any issuesMaintain the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other common areasPrep and paint apartments based on turn schedulePrepare make ready units, including removing trash, cleaning and paintingPaint common areasAssist maintenance team with snow removal and landscapingReplace, repair or adjust locks, cylinders, latches, door checks, springs knobs, hinges and window blindsReplace, repair or adjust receptacles, plates, sockets, switches, and lighting fixturesReplace, repair or adjust speedy connectors, washers, faucets, cartridges, flush meter, other plumbing parts, toilet seats, toilet hardware, showerheads, shower rods and curtainsInstall smoke alarms and any other fire safety devicesGrout and replace wall tilesClear local waste line and drain stoppagesClean filters for HVACCheck and report leaks, damage, debris and security issuesReport any maintenance concerns for repairs on available apartments, models, amenity spaces, and/or common areas to the Maintenance Manager/Property ManagerAssist with the preventative maintenance programAssist management with other projects, as requested and requiredMaintain excellent customer service with the residents and building staffIf required, participate in the emergency on-call programSafetyLearn and ensure compliance with all company, local, state and federal safety rules.Ensure that unsafe conditions are corrected in a timely mannerFollow a "safety first" principlePhysical DemandsThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
