Senior Project Controls Manager

Position Summary We are one of the fastest‑growing project and cost management consultancies in the United States. We are looking for a Senior Project Controls Manager to be based in the Raleigh, NC area. You will work on large‑scale life science projects and be heavily involved in cost controls, risk, and overall client management. Key Responsibilities Perform Project Controls Services including capital planning, portfolio and project governance, front‑end planning, project funding, project set‑up, construction technology, procure‑to‑pay, project cost and commercial management, schedule control, risk management, and project close‑out. Participate in the delivery of portfolios, programs, and projects. Support the development of client capital plans and associated updates by providing cash‑flow and accrual information. Prepare front‑end planning assessments to ensure projects are well‑thought‑out prior to funding. Facilitate the funding process by consolidating information from various sources into a holistic funding request document. Set up project systems and coding with clients and communicate requirements to those providing inputs. Provide governance information, including relevant fact‑based reports. Operate construction technology and ensure the flow of information for efficient execution and control. Develop project sourcing strategies and set up the procure‑to‑pay structure. Forecast and influence project outcomes predictively. Review schedule development and progression to influence project outcomes. Identify, quantify, monitor, and partner to develop risk mitigation plans. Ensure effective project closure, completing all financial‑related activities. Support cost controls for multi‑phase or complex‑funding projects. Provide feedback for process improvements. Perform other duties as assigned and attend work during normal business hours. Qualifications Demonstrated technical competency in project controls, including project set‑up, construction technology, procure‑to‑pay, project cost and commercial management, schedule control, risk management, and project close‑out. Understand how your role contributes to the organization’s goals and deliver quality work product by role‑modeling core values. Proficient in cost estimating for construction projects, including conceptual and detailed estimating. Provide pricing expertise across phases of construction work and partner with management to develop new and existing customers. Strong research skills and ability to allocate relevant data. Experience with industry events, networking, and engagement within the AEC community. Integrate effectively with other departments and quickly analyze, compare, and interpret detailed but sometimes poorly defined information. Understand construction technology, economics, delivery methodologies, local tax and insurance requirements, general conditions, and local construction law, measurement methods, and estimation approaches. Communicate with stakeholders, both internal and external, responsively. Multi‑task, prioritize, and work efficiently in a fast‑paced environment. Manage overall projects beyond task completion with consistency. Skilled in ERP systems such as SAP and Oracle, highly proficient in Excel, Primavera P6, MS Project, Power BI, Procore, and ACC Build, and other contract and cost management software. Possess a working knowledge of Cumming’s roles and services and how the cost management team fits into projects. Read and interpret documents such as architectural, civil, structural, MEP, geotechnical, site logistics, and schedules. Strong communication skills. Preferred Education and Experience Education: BS in Construction Management, Engineering, QS, Architecture, or a related field. Experience: 8+ years in Project Controls, or related roles. Preferred Certification: MRICS, CPE, CCE, CEP, PMP, Six Sigma. Salary and Benefits Salary range: $109,600.00–$146,133.35 per year (base salary only). The range reflects base salary and may vary with experience and market conditions.
