The Groundskeeper is a member of the Maintenance staff working directly with the Service Manager and the office staff to provide world-class service to our residents. The Groundskeeper is a “hands-on” professional whose goal is to make sure everything is working right every day.What You Bring: (Requirements)Excellent oral and written communication skillsMust be willing to work evenings or weekends (on call) in case of an emergencyBe able to take direction in English or SpanishBe professional and courteousHigh school diploma or GED – PreferredBasic Microsoft Office SuiteMust be able to walk, stand, climb stairs, ladders and access various areas of the propertyMay be required to push or pull items and reach overheadMay be required to bend, stoop or kneelMay require dexterity of hands and fingers and ability to grasp toolsMust be able to hear and understand verbal communications in person and over the phone or computerMust be able to hear to detect sounds indicating potential issues, such as machinery noises or alarmsMay occasionally be required to lift or carry items weighing up to 50 pounds.Occasionally lifting heavier items with assistance of team members or lifting equipmentMust be able to operate various maintenance tools such as mowers, trimmers, blowers and irrigation systems.Must be able to use mobile devices and applications for work-related tasksThis role is based on site and requires that the employee spend time outside with exposure to the elements.May require working in confined spaces, heights and potentially hazardous areasWhat You’ll Do: (Responsibilities)Responsible for the overall upkeep of the community landscape and the exterior image which includes cleaning of the driveways, parking lots, curbs, dumpster areas, exterior hallways, or any other public areas; maintenance of community flowerbeds, plants, and grass areas; snow removal; and pool cleaning or routine pool maintenanceResponsible for providing world class customer service by addressing the concerns and maintenance needs of our residents in a friendly and professional mannerComplete grounds work as directed by Service Manager and/or Community Manager which may include picking up trash, clean dumpster areas, trash rooms and trash chutes, blowing the parking area and sidewalks, removing debris, power washing, etc.Thoroughly clean breezeways by removing cobwebs, bugs in lights, mopping floors, power washing, and wiping down doors and handrailsExecute basic landscaping including trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves and twigsAssist in the preparation of make-ready units, including but not limited to removing trash from vacant apartments (trash outs) prior to make-readyConduct proactive preventive maintenance activities to avoid potential issues and uphold the quality of the communityDocument all maintenance activities and communicate clearly with residents, team members, and supervisors, providing status updates and explanations of ongoing workReport supply needs to Service Manager and maintain shop organizationCollaborate effectively with maintenance team members, and external contractors to ensure seamless community maintenance, foster teamwork and cooperationAssess community safety and cleanliness standards, ensuring compliance with regulations and enhancing resident well-beingThis involves maintaining the cleanliness of the grounds, delivering notices to apartments and performing tasks like interior and exterior paintingMay occasionally be required to lift or carry items weighing up to 50 poundsOccasionally lifting heavier items with assistance of team members or lifting equipmentMust be able to operate various maintenance tools such as mowers, trimmers, blowers and irrigation systemsThis role is based on site and requires that the employee spend time outside exposure to the elementsMay require working in confined spaces, heights and potentially hazardous areasWhat Motivates You:Impact: You thrive on improving the lives of residents, exceeding budgeted expectations, and contributing to the company’s success.Challenges: You embrace obstacles as opportunities, proactively seeking and implementing solutions.Growth: You’re inspired by being part of a fast-growing organization and contributing to its continued success.What We Have to Offer:Medical, Dental, Vision, Disability and Life InsuranceEmployee Wealth Program401K PlanGenerous PTOGrowth Opportunities #J-18808-Ljbffr Emerge-Living-LLC
