Commercial Roofing Service Director

Location: Jessup, MD
Salary: $95,000+ Depending on Experience
Employment Type: Full-Time
Additional Compensation: Commission-based compensation may be considered for the right candidate

Position Summary

We are seeking an experienced Commercial Roofing Service Director to lead and grow a commercial roofing service department in the Jessup, MD market.

This role is responsible for overseeing service operations, mentoring the service management team, developing new business opportunities, supporting estimating and bidding efforts, and driving overall department profitability.

The ideal candidate will bring extensive commercial roofing experience, strong estimating knowledge, and proven leadership capabilities with the ability to manage both people and performance.

Key Responsibilities

• Provide leadership and oversight for the commercial roofing service department.
• Mentor and support the Service Manager and service team.
• Establish departmental and individual performance goals and ensure expectations are consistently met.
• Develop and implement performance improvement plans when necessary.
• Evaluate team structure, responsibilities, and workflows to maximize efficiency and productivity.
• Develop and maintain client relationships to expand bidding opportunities and grow service revenue.
• Prepare estimates for commercial roofing, waterproofing, sheet metal, repair, and maintenance projects.
• Track job costing, margins, and profitability across the service department.
• Identify areas for improvement and implement changes to maximize financial performance.
• Track submitted proposals and follow up on outstanding bids.
• Prepare best-and-final offers and negotiate projects as needed to improve award rates.
• Review and approve proposals, contracts, scopes of work, and related documentation for accuracy and completeness.
• Ensure proposals and contracts align with established company policies and intended project scope.
• Develop detailed prequalification packages, technical proposals, and bid documentation.
• Maintain a strong sense of urgency, organization, and attention to detail across all service operations.

Qualifications

• Minimum 10 years of commercial roofing estimating experience .
• Extensive knowledge of commercial roofing systems, repair, maintenance, waterproofing, and sheet metal.
• Proven leadership and management experience.
• Ability to oversee both office and field service personnel.
• Strong understanding of estimating, job costing, margins, budgeting, and profitability.
• Experience developing customer relationships and generating new business opportunities.
• Strong planning, organization, problem-solving, and prioritization skills.
• Excellent communication and negotiation abilities.
• Proficiency with Microsoft Office, including Excel, Word, and Outlook.
• High school diploma or equivalent required; college degree preferred.
• Previous commercial roofing service management or production project management experience preferred.
• Valid driver's license with an acceptable driving record.
• Ability to successfully complete required pre-employment background screening and drug testing.

Compensation

• Starting salary of $95,000+ , depending on experience.
• Commission-based compensation package may be available for consideration.
• Additional benefits and incentives may be available based on the overall compensation package.
