The Analyst, Acquisitions & Development, supports the evaluation and execution of acquisition, development, disposition, and debt opportunities across New York, Washington, Washington, D.C., and Boston. The Analyst will analyze and underwrite potential investments and assist in coordinating all phases of development projects, from initial valuation and due diligence through financing, entitlement, construction, business plan execution, and disposition. Everyone’s career journey is unique, so let’s explore how you could be a great fit for our team!What you’ll doAnalyze potential acquisition, development, and debt opportunities, including: Determine preliminary income and expense projections and evaluate in-place and market rents Assess economic, demographic, and real estate market data Analyze and track sales comparables and pipeline activity Prepare and ensure the accuracy of valuation models and pro formas Perform financial feasibility, sensitivity, and risk/reward analysesPrepare market analyses and reports, including rent and operating expense analysis, land and existing sale comparables, pipeline activity, and economic and employment indicatorsActively participate in evaluating and closing real estate transactions, including acquisitions and dispositions, and organize and track due diligence documentation for land development acquisitionsPrepare preliminary financial packages and memoranda for the Investment Committee and assist with construction financing commitmentsMaintain and regularly update pro formas throughout the investment lifecycle, from initial valuation and due diligence through business plan execution and dispositionPrepare cash flow projections and business plans to evaluate investment alternatives and exit strategiesCoordinate and assist in securing entitlements by identifying regulatory requirements, preparing entitlement applications, and supporting community outreach effortsMaintain and track project schedules, milestones, timelines, development team meetings, action items, and project status and variance reportingCoordinate with other Carmel departments, including Construction, Finance, Asset Management, and Legal, as well as third-party advisors, to support successful project and transaction executionSupport legal contract coordination, including pre-screening contracts for common terms and conditions and coordinating third-party attorney services with the team and General CounselAssist with special Asset Team projects and corporate-level initiativesWho you areStrong analytical and quantitative skills with a high level of attention to detail and accuracyAbility to manage multiple priorities, deadlines, and workstreams in a fast-paced transaction and development environmentClear and concise written and verbal communication skills, including the ability to synthesize analysis for senior leaders and Investment Committee materialsCollaborative approach and ability to work effectively across departmentsSound judgment, discretion, accountability, and a strong sense of ownership and follow-throughAbility and willingness to utilize emerging AI tools and technology to enhance analysis, streamline workflows, and improve productivityStrong interest in multifamily real estate investing and developmentWhat you’ll bringBachelor’s degree in finance, business, economics, real estate, or a related discipline2+ years of relevant professional experience in real estate investment, acquisitions, development, and/or project management; MBA or MRED may substitute for experienceStrong foundation in real estate finance, underwriting, valuation, and cash flow analysisDemonstrated experience building and maintaining financial models and pro formas, including sensitivity and return analysesWorking knowledge of the acquisition and development lifecycle, including due diligence, financing, entitlements, construction, business plan execution, and dispositionExperience conducting market analysis, evaluating comparable transactions and rents, and preparing materials to support investment decisionsExperience coordinating projects and transaction workstreams across internal teams and third-party consultants while meeting deadlines and budgetsHigh proficiency in Microsoft Excel and strong working knowledge of Microsoft Word, Outlook, and PowerPointExperience with Opportunity Zone deals is a plus Compensation and Benefits Compensation and benefits play a key role in your choice of employer, and our goal is to invest in you and your experience here. Total compensation for this role also includes a bonus incentive in addition to the base salary.
