Assistant Manager (The Royale at CityPlace)

Job Overview Job Location: BMG-KS_Royale – Overland Park, KS 66210 Position Type: Full‑Time Salary Range: $20.00 – $23.00 per hour Job Shift: Days + Weekends Responsibilities Promotes community, works with prospects & current residents, and leases apartments to prospective residents. Participates in effective follow‑up systems for prospects and current residents. Monitors and collects accounts receivable and delinquencies. Compiles accounts payable for management’s disposition. Assists with apartment turnover activities, determining damages, and scheduling turnover work. Assists with leasing, renewals, and re‑certification; ensures documentation is correct and in compliance. Monitors and deposits money, tracks and reduces delinquency, prepares eviction notices and attorney files, and keeps manager informed of status. Assists manager with weekly & monthly reports for review and approval. Completes walk-through of apartments after move‑out and prior to move‑in. Works with maintenance to ensure work orders are completed timely. Handles resident issues, including work orders and complaints; follows up to assure satisfaction. Completes required training assignments via online learning platform. Operates motor vehicles such as golf carts when applicable. Prepares community newsletter, resident correspondence, and marketing materials. Codes invoices, purchase orders, & vendor paperwork. Obtains inventory for office supplies, kitchen, and restroom supplies. Assists manager in supervising, monitoring, and evaluating office staff. Plans, prepares, and hosts resident activities. Performs duties of Property Manager and/or Leasing Consultant in their absence. Performs other duties as assigned. Requirements Good communication skills, both oral and written. Basic math, office, and computer skills. Comfort with Microsoft Office (Outlook, Excel, Word) and property management software (Yardi, Entrata, etc.). Knowledge of apartment turnover operations. Valid driver’s license and reliable transportation. Strong customer service orientation and people skills. Flexibility with time to meet community needs. Physical ability to walk, climb stairs, reach, grasp, bend, and lift up to 30 pounds. Knowledge of federal, state, and local landlord/tenant laws. Ability to work weekends as needed.
