Job Summary

We're seeking a reliable and experienced Handyman / Maintenance Technician to handle routine maintenance, repairs, and turnovers across our portfolio of properties. This is a hands-on role where you'll respond to tenant work orders, perform preventive maintenance, and property turns for new tenants and customers. You'll work independently most days but collaborate with property managers and occasional vendors for larger jobs.

Key Responsibilities

- Respond promptly to tenant maintenance requests (e.g., plumbing leaks, electrical issues, appliance repairs, door/window fixes, drywall patching, painting)

- Perform general repairs and upkeep on interiors and exteriors (carpentry, minor electrical, basic plumbing, HVAC filter changes, lock replacements)

- Complete unit turnovers/make-readies: painting, junk removal, flooring repairs, light fixture installation, caulking, and minor remodeling

- Conduct routine property inspections, preventive maintenance, and seasonal tasks (e.g., gutter cleaning, snow removal in winter if needed)

- Troubleshoot and resolve issues efficiently while minimizing disruption to tenants

- Maintain accurate records of work orders, materials used, and time spent

- Coordinate with licensed contractors/vendors for complex jobs (e.g., major electrical, plumbing beyond basic scope, or HVAC repairs)

- Ensure all work complies with safety standards, local codes, and company policies

- Occasionally assist with groundskeeping or emergency on-call duties (rotating schedule)

Requirements

- 2+ years of proven experience as a handyman, maintenance technician, or similar role (property management or apartment experience a big plus)

- Strong skills in multiple trades: basic plumbing, electrical, carpentry, painting, drywall, appliance repair, and general troubleshooting

- Valid driver's license and reliable personal vehicle (company vehicle/mileage reimbursement may be provided for work travel)

- Own basic hand tools and power tools (company supplies larger/specialized equipment)

- Ability to lift 50+ lbs, climb ladders, and work in various weather conditions

- Excellent problem-solving skills, attention to detail, and customer service mindset (tenants are our priority)

- Reliable, punctual, and able to work independently with minimal supervision

- Pass background check and drug screening

- High school diploma or equivalent; any relevant certifications (e.g., EPA 608 for HVAC basics, OSHA safety) are a plus but not required

Preferred Qualifications

- Experience in multifamily or rental property maintenance

- Familiarity with local Dayton-area codes and vendors

- Basic smartphone/tablet skills for work order apps (e.g., texting photos, updating tickets)
