Maintenance Superintendent

Position Summary

The Maintenance Superintendent is a key leadership position within the Engineering Department and is responsible for overseeing the daily maintenance and engineering operations of a large beachfront resort complex in Florida.

The resort encompasses 11 acres of plant life, trees, and water features, 333 hotel rooms, 12,500 square feet of banquet & meeting space, along with three swimming pools, a spa, 620 feet of beachfront, guest and public areas, back-of-house facilities, mechanical and electrical systems, and associated resort infrastructure.

The Maintenance Superintendent provides direct day-to-day leadership and supervision for a maintenance staff of 18 personnel and serves as the primary operational support to the Director of Engineering. The Maintenance Superintendent assumes the responsibilities and authority of the Director of Engineering during the Director's absence.

This position requires a highly experienced, hands-on maintenance professional with strong leadership, organizational, troubleshooting, safety, and personnel-management skills and the ability to maintain resort facilities to a high standard while minimizing disruption to guests and resort operations.
Essential Duties and Responsibilities
Leadership and Department Operations

• Direct, coordinate, and oversee the daily activities of 18 Engineering/Maintenance staff and Security personnel.
• Assign daily work, establish priorities, monitor productivity, and ensure work orders and preventive maintenance assignments are completed properly and in a timely manner.
• Coordinate staffing and work assignments to provide appropriate maintenance coverage for a 24-hour resort operation.
• Conduct daily meetings or shift briefings as necessary to communicate priorities, outstanding maintenance issues, safety concerns, special events, VIP arrivals, projects, and operational needs.
• Inspect completed work to ensure quality, safety, and compliance with resort standards.
• Assist with employee training, coaching, performance management, scheduling, and development.
• Promote accountability, teamwork, professionalism, and a strong guest-service culture throughout the Engineering Department.
• Coordinate Engineering activities with Housekeeping, Front Office, Security, Food & Beverage, Recreation, and other resort departments.

Assistant to the Director of Engineering

• Serve as the principal operational support and second-in-command to the Director of Engineering.
• Assume responsibility for Engineering Department operations during the Director of Engineering's absence.
• Assist the Director with planning, scheduling, budgeting, purchasing, inventory control, capital projects, contractor coordination, and long-term maintenance planning.
• Keep the Director informed of significant equipment failures, safety concerns, guest-impacting conditions, staffing issues, emergencies, and major repair requirements.
• Assist in developing departmental procedures, preventive maintenance programs, equipment replacement plans, and facility improvement projects.

Resort Facilities and Maintenance

Oversee the inspection, maintenance, troubleshooting, and repair of the resort's physical plant and facilities, including:

• 333 guest rooms and associated corridors and common areas.
• Three swimming pools and a spa facility.
• Approximately 620 feet of beachfront and associated beachfront facilities and equipment.
• HVAC and refrigeration equipment.
• Electrical distribution, lighting, emergency lighting, and related systems.
• Plumbing, domestic water, sanitary, and drainage systems.
• Pumps, motors, controls, and mechanical equipment.
• Fire and life-safety systems within the responsibilities of the Engineering Department.
• Elevators and other contracted equipment, coordinating service with licensed vendors as required.
• Kitchens, laundry facilities, and commercial equipment.
• Doors, locks, windows, walls, ceilings, flooring, furniture, fixtures, and finishes.
• Exterior lighting, walkways, parking areas, landscaping support systems, irrigation, and other site infrastructure.
• Back-of-house shops, storage areas, mechanical rooms, electrical rooms, and equipment spaces.

Maintain mechanical rooms, engineering shops, storage areas, rooftops, and other restricted areas in a clean, safe, organized, and professional condition.
Preventive Maintenance

• Maintain a strong preventive maintenance program designed to reduce equipment failures, extend equipment life, improve energy efficiency, and minimize emergency repairs.
• Ensure required preventive maintenance is performed on schedule and properly documented.
• Monitor recurring equipment problems and recommend corrective repairs, equipment replacement, or capital improvements when appropriate.
• Maintain accurate maintenance records, equipment histories, inspection records, and work-order documentation.
• Assist in establishing priorities for major repairs and replacement of aging equipment.

Safety Committee and Life Safety

Serve as a primary member of the resort Safety Committee and take an active leadership role in maintaining a safe environment for guests and employees.

• Participate in scheduled Safety Committee meetings, inspections, investigations, and corrective-action programs.
• Identify unsafe conditions and ensure appropriate corrective action is taken.
• Promote compliance with applicable OSHA requirements, Florida regulations, fire and life-safety requirements, resort policies, and established safe-work practices.
• Assist with emergency preparedness, evacuation procedures, hurricane preparation, and post-storm recovery.
• Ensure Engineering personnel use appropriate personal protective equipment and follow established lockout/tagout and other safety procedures.
• Monitor proper storage, handling, labeling, and use of chemicals and hazardous materials within Engineering operations.
• Participate in accident and incident investigations involving facilities or Engineering operations and assist in determining appropriate corrective measures.

Pool, Spa, and Beachfront Operations

• Oversee Engineering responsibilities associated with the resort's three swimming pools and spa, ensuring equipment is properly maintained and operating reliably.
• Coordinate maintenance of pumps, filtration, circulation, heating, chemical-control, and related equipment within the limits of applicable licensing and certification requirements.
• Ensure pool and spa mechanical areas are maintained in a clean, secure, and safe condition.
• Monitor beachfront structures, access points, walkways, lighting, showers, equipment, and other resort-maintained beachfront facilities.
• Give special attention to corrosion, salt exposure, wind, humidity, sand intrusion, and other conditions associated with a Florida beachfront environment.

Emergency and Hurricane Preparedness

• Assist the Director of Engineering in maintaining and implementing the resort's hurricane and severe-weather preparedness plan.
• Coordinate Engineering personnel in securing the property before tropical storms and hurricanes.
• Assist with protection of equipment, buildings, utilities, exterior furnishings, pool facilities, and beachfront assets.
• Participate in post-storm inspections, damage assessment, cleanup, restoration of utilities, and reopening of resort facilities.
• Respond to major mechanical failures, utility interruptions, water leaks, electrical problems, fire/life-safety issues, and other property emergencies.
• Be available for emergency response outside normal working hours when circumstances require.

Contractors, Purchasing and Inventory

• Coordinate and monitor outside contractors performing maintenance, repair, inspection, and construction work on resort property.
• Ensure contractors comply with resort safety requirements and minimize disruption to guests and resort operations.
• Assist with obtaining proposals, evaluating repair options, and verifying satisfactory completion of contracted work.
• Assist with purchasing maintenance materials, equipment, tools, and replacement parts.
• Maintain appropriate inventories of critical repair parts and emergency supplies.
• Help control departmental expenses while maintaining appropriate resort standards and equipment reliability.

Guest Service

• Maintain a strong sense of urgency when responding to maintenance conditions affecting guests.
• Ensure guest-room maintenance requests are addressed promptly, professionally, and with minimum inconvenience to the guest.
• Personally respond to significant or unusual maintenance situations when appropriate.
• Maintain professional appearance and conduct when interacting with guests.
• Work closely with resort management to resolve facility conditions that could negatively affect guest satisfaction.

Supervisory Responsibilities

The Maintenance Superintendent provides direct operational supervision for 18 Engineering/Maintenance/Security employees and is responsible for directing their daily activities.

Supervisory responsibilities include scheduling, work assignment, training, coaching, productivity monitoring, quality control, safety compliance, and assisting the Director of Engineering with employee evaluations and disciplinary matters in accordance with company policy.
Qualifications

• Significant experience in commercial, hotel, resort, institutional, or large-facility maintenance.
• Previous supervisory or management experience in an Engineering or Maintenance Department.
• Strong working knowledge of HVAC, electrical, plumbing, mechanical, pool, building, and general maintenance systems.
• Strong troubleshooting and problem-solving abilities.
• Ability to lead and organize a multi-skilled maintenance workforce.
• Ability to prioritize multiple maintenance demands in an occupied resort environment.
• Knowledge of workplace safety practices and applicable OSHA requirements.
• Familiarity with fire and life-safety systems and emergency procedures.
• Experience with preventive maintenance and computerized work-order systems preferred.
• Ability to communicate effectively with employees, department heads, senior management, contractors, vendors, and guests.
• Valid driver's license and ability to meet company driving requirements where applicable.
• Pool/spa operator certification or ability to obtain certification is preferred.

Physical and Working Requirements

This is a hands-on operational position requiring regular presence throughout the property.

The Maintenance Superintendent must be able to walk and inspect an 11-acre resort property; climb stairs and ladders; access mechanical rooms, rooftops, equipment areas, guest rooms, pools, and beachfront facilities; work indoors and outdoors in Florida heat and humidity; and respond to maintenance emergencies as required.

The position may require lifting, carrying, bending, kneeling, climbing, working at heights, and working around mechanical and electrical equipment consistent with established safety procedures.
Performance Expectations

Success in this position will be measured by the Maintenance Superintendent's ability to maintain a safe, reliable, attractive, and guest-ready resort, effectively lead the Engineering team, reduce equipment downtime through preventive maintenance, respond quickly to operational problems, maintain high standards of workmanship, control maintenance costs, and provide dependable leadership in support of the Director of Engineering.

Above all, the Maintenance Superintendent is expected to take ownership of the physical condition and day-to-day maintenance operation of the property and provide the leadership necessary to keep a complex beachfront resort operating safely and efficiently.
Education & Experience

• A college degree or two years of hotel experience
