This is a great opportunity for someone with strong HVAC troubleshooting skills, well-rounded maintenance experience, and previous multifamily leadership experience who is ready to continue growing their career.As an Assistant Service Manager, you will:Assist the Service Manager with the day-to-day maintenance operations of a 376-unit apartment communityHelp coordinate daily work orders, apartment make-readies, preventative maintenance, and team prioritiesPerform advanced troubleshooting and repairs involving HVAC systems, appliances, electrical, plumbing, carpentry, drywall, and general building maintenanceLead by example while supporting, mentoring, and providing day-to-day guidance to Maintenance TechniciansHelp prioritize workload and keep maintenance projects moving efficiently and on scheduleAssist with maintaining community grounds and ensuring the overall appearance of the property meets company standardsHelp manage maintenance inventory, tools, equipment, and suppliesConduct inspections of vacant apartments, common areas, and building exteriors to ensure quality standards are consistently metSupport snow removal and emergency maintenance as neededParticipate in a rotating 24-hour on-call schedule every three weeks as part of a fully staffed maintenance teamComplete additional projects and responsibilities assigned by the Service ManagerCompensation & Incentives:Base Pay: $25.00–$28.00 per hourUp to 50% Rent DiscountProperty Staff Shared Renewal CommissionsMorgan Essentials: $300 QuarterlyOn-Call Appreciation: $15/day while holding the on-call phoneMedical, Dental & Vision Benefits401(k) with Company MatchGenerous Paid Time Off, including 10 paid holidays and sick leaveHours & Schedule:Monday – Friday | 8:00 AM – 5:00 PMRotating paid on-call every three weeksMust be available for weather-related and emergency maintenance eventsSchedule may adjust based on business needsWhat We'll Expect From You:2–3 years of multifamily maintenance experiencePrevious experience leading, mentoring, or providing day-to-day directions to maintenance team members in a multifamily environmentStrong HVAC troubleshooting experience is requiredWell-rounded maintenance skills including appliances, electrical, plumbing, carpentry, drywall, and general building maintenanceHVAC/EPA certification is preferred but not required for candidates with strong hands-on experienceStrong troubleshooting skills with the ability to identify problems and determine effective solutionsComfortable using smartphones, mobile work order applications, and computersActive, valid driver's license and reliable personal vehicleAbility to respond to on-call and emergency maintenance needsA dependable, team-first approach with strong communication and resident service skillsAt Morgan Properties, we believe strong leaders lead by example.
