We are seeking a Condominium Association Manager to become a part of our team!

Position Summary

The Condominium Association Manager is a full-time, on-site role based in Sarasota, Florida. This position is responsible for the day-to-day operations, financial oversight, and administrative management of a residential condominium community, and overseeing the short term rental program. This role serves as the primary liaison between the Board of Directors, residents, vendors, and service providers to ensure the property is maintained, compliant, and operating efficiently.

Key Responsibilities

Community & Operations Management

• Oversee daily operations of the condominium property in accordance with governing documents and Board policies
• Serve as the primary point of contact for the Board of Directors and residents
• Enforce association rules, regulations, and architectural guidelines fairly and consistently
• Coordinate move-ins, move-outs, and resident communications
• Oversee short-term rental program

Oversee Rental Program

Supervising rental staff to ensure completion of their duties:

• Accurately and timely computing owner’s monthly statements
• Implementing strategic low-cost marketing to drive occupancy rate growth
• Maintaining the Association's rental website
• Regularly communicating with owners on individual units
• Developing metrics to measure success and/or areas of improvement for the rental program
• Communicating with Board/Owners during Board Meetings on Monthly Highlights of rental program

Financial Management

• Prepare and manage annual budgets in collaboration with the Board
• Monitor accounts payable and receivable, including assessments and collections
• Review financial statements, invoices, and contracts
• Assist with reserve planning and financial reporting

Maintenance & Vendor Management

• Coordinate routine maintenance, repairs, and capital improvement projects
• Obtain bids, negotiate contracts, and supervise vendors and contractors
• Conduct regular property inspections and address maintenance issues promptly
• Respond to emergency situations as required

Administrative & Compliance Duties

• Attend Board and annual meetings; prepare agendas and meeting minutes
• Maintain association records, documents, and correspondence
• Ensure compliance with local, state, and federal regulations
• Assist with insurance renewals, claims, and risk management

Qualifications

• Bachelor’s degree preferred (business, property management, or related field)
• Minimum 4 years of property or community association management experience
• Some finance/accounting experience is preferred
• Knowledge of condominium governing documents, budgets, and reserve studies
• Strong organizational, communication, and problem-solving skills
• Ability to manage multiple priorities and work independently

Certifications & Licenses (Preferred or Required)

• Community Association Manager Certification preferred
