Job Description
ABOUT THE ROLE
Lease Crutcher Lewis is seeking an experienced MEP Manager to plan, coordinate, and oversee the installation, commissioning, and turnover of mechanical, electrical, plumbing, fire protection, controls, low-voltage, and related building systems on complex commercial and mission critical construction projects.
In this role, you will support projects from estimating through closeout and warranty, serving as the technical authority and coordination lead for MEP systems. You will partner closely with design teams, trade partners, commissioning agents, vendors, owners, and internal stakeholders to keep complex systems aligned and integrated.
The ideal candidate brings strong MEP systems expertise, broad commercial and mission critical construction experience, clear communication, and the ability to solve complex problems in a collaborative, team-based environment.
WHAT SUCCESS LOOKS LIKE
- You coordinate complex MEP, fire protection, controls, low-voltage, and related building systems from planning through commissioning, turnover, and closeout.
- You bring design teams, trade partners, commissioning agents, vendors, owners, and internal teams together with clarity, accountability, and respect.
- You keep procurement, BIM/VDC coordination, inspections, startup, testing, commissioning, and turnover aligned with project milestones.
- You identify risks early, communicate progress clearly, and help teams make informed decisions around safety, quality, schedule, cost, and system performance.
- You share technical knowledge, support on-the-job learning, and create an environment where people can do their best work.
WHAT YOU’LL DO
MEP Field Leadership and Project Execution
- Manage and coordinate mechanical, electrical, plumbing, fire protection, controls, and low-voltage trades to ensure work meets contract documents, specifications, codes, and project standards.
- Partner with design teams, consultants, commissioning agents, and internal stakeholders to keep MEP planning and construction aligned.
- Review construction documents for constructability, completeness, code compliance, design gaps, and alignment with phasing and sequencing.
- Oversee estimating, purchasing, accounting, construction, safety, and quality assurance activities for MEP subcontractors.
- Coordinate scope instructions, technical requirements, bid packages, subcontractor agreement exhibits, and vendor requirements for MEP work.
- Review subcontractor bids, budgets, RFIs, submittals, equipment logs, procurement logs, and long-lead material needs to support buyout and procurement.
- Work with VDC coordinators to integrate MEP, architectural, structural, civil, and IT systems in the project’s federated BIM model.
- Lead BIM coordination and MEP/commissioning meetings to support clash resolution, operational planning, and timely decision-making.
- Support onsite construction, startup, balancing, commissioning, validation, owner training, punch list resolution, turnover, closeout, and warranty activities.
Safety, Quality, and Commissioning
- Promote a culture of safety at all times and actively contribute to safety-based planning during preconstruction, planning, and execution.
- Support execution of the project’s Site Specific Safety Plan and Energy Management Plan, including required safety inspections, observations, and MEP-related incident investigations.
- Monitor work quality and ensure MEP installation aligns with project documents, specifications, codes, safety expectations, and Lewis quality standards.
- Coordinate startup, testing, and commissioning activities with commissioning agents, trade partners, vendors, and client operations teams.
- Develop project-specific commissioning schedules, integrate commissioning activities with overall project milestones, and manage equipment startup checklist execution and accuracy.
Leadership and Communication
- Lead with a collaborative, solutions-oriented approach that builds trust with clients, project teams, trade partners, vendors, and senior leaders.
- Communicate technical information clearly and professionally so team members have the context they need to act quickly and confidently.
- Support technical on-the-job training for project engineering staff, including contract documents, submittal reviews, RFIs, design coordination, and quality control.
- Promote strong working relationships and open communication across all parties connected to the project.
Project Controls, Documentation, and Technical Coordination
- Ensure required subcontractor documentation is received and submitted, including insurance certificates, bonds, site-specific safety plans, SDS information, and other project controls materials.
- Review MEP invoices, cash flow forecasts, budgets, cost forecasts, and change orders in partnership with project leadership.
- Use project management systems to manage procurement, submittal deadlines, approval dates, shop drawings, RFIs, changes, work orders, and T&M work.
- Coordinate with client operations teams to track and manage Method of Procedure review and submission requirements.
- Track and resolve MEP observation and punch list items; collect, review, and submit closeout documentation and equipment turnover records.
WHAT YOU BRING
- Bachelor’s degree in engineering, construction management, or equivalent field.
- 5+ years of industry experience, with significant experience coordinating MEP systems on commercial construction projects.
- Understanding of mechanical, electrical, plumbing, fire protection, controls, low-voltage, telecommunications, building automation, and fire life safety systems.
- Strong understanding of safety, quality, and risk management in active construction environments.
- Experience in preconstruction planning, estimating, subcontractor bidding, project scheduling, MEP installation, commissioning, and integrated system testing.
- Experience with BIM/VDC coordination processes.
- Computer proficiency, including Microsoft Office products, Bluebeam, Primavera, and project management systems.
- Strong written and verbal communication skills, effective conflict resolution skills, high attention to detail, and strong organization and time management.
- Ability to solve challenging and complex problems, make sound decisions, and work in fast-paced environments with tight deadlines and evolving priorities.
- Ability to continue professional development to stay current with emerging technologies, methods, and best practices.
- OSHA 10, NFPA 70E, and current CPR/First Aid certification preferred.
KEY ATTRIBUTES
- Builds trusted relationships with clients, owners, architects, engineers, consultants, trade partners, and internal teams.
- Leads with confidence, accountability, sound judgment, and a calm presence in complex project environments.
- Communicates proactively with project teams, field teams, trade partners, clients, vendors, and senior leaders.
- Demonstrates strong attention to detail, organization, time management, and follow-through.
- Solves complex technical and field challenges with a practical, team-oriented approach.
- Adapts well to shifting priorities, phased work, evolving design details, and changing site conditions.
- Develops others and creates an environment where teams can perform at their best.
- Demonstrates a strong commitment to safety, quality, and doing the right thing.
WORK ENVIRONMENT
- Requires project site-based work on active commercial construction sites, with assignments varying by project location and business need.
- When onsite, employees are required to wear appropriate personal protective equipment as required by company safety policies and weather conditions.
- Standard hours, with occasional evening or weekend work based on project needs or work-related events.
TRAVEL EXPECTATIONS
- Travel may include local or regional travel between assigned project sites, client meetings, vendor meetings, and industry events as needed.
REQUIREMENTS
