Position Summary The Maintenance Operations Leader is crucial in uplifting the condition of distressed properties through effective leadership and management of maintenance teams. This role involves collaborating with the Property Operations Specialist to implement detailed maintenance strategies, ensuring properties function efficiently, and addressing maintenance issues proactively. Your hands‑on approach and strategic planning will play a vital role in revitalizing each property. Key Responsibilities Oversee the completion of distressed unit turnovers. Manage inventory levels and procure maintenance supplies with managerial consent. Act as an essential point of contact for maintenance emergencies in the absence of critical site staff. Solicit bids for maintenance services and create Purchase Orders for approval by the Lead Specialist. Train maintenance staff on preventive maintenance practices as needed. Identify additional areas for improvement beyond the project scope and communicate them effectively. Complete all maintenance tasks identified in the project scope (e.g., service requests and unit turnovers). Ensure compliance with safety standards and emergency protocols. Utilize provided maintenance devices to document and manage tasks digitally. Perform additional duties as assigned. Qualifications Minimum of 3-5 years of full‑time maintenance experience. Special Boiler Operator License, as required. Required local certification (e.g., boiler operator license, certified pool operator). High school diploma required; CRMT (Certified Residential Maintenance Technician) preferred. Universal Freon Recovery Certification (EPA 608). Valid driver’s license with the ability to drive and insurance required. Proficient in using hand and power tools. General knowledge of building codes and laws relevant to the community (e.g., Freon recovery, electrical, plumbing, swimming pools). Strong verbal and written communication skills in English. Ability to present information clearly in one‑on‑one and group settings. Experience with Microsoft Office and Yardi preferred. Good judgment and common sense in daily operations. Proven troubleshooting skills with results‑oriented performance.
