The Assistant Property Manager reports directly to the Property Manager, and is expected to make teamwork and customer service their top priority.Salary: $17-$21 per hour (based on experience). Eligible for bonus and commissions.Schedule: Flexible schedule including weekends required. Standard hours are Monday - Friday 8:30am - 5:30pm.Key ResponsibilitiesHave complete knowledge of the apartment community and competition in the areaMaintain daily traffic logs, phone logs, and follow-upGreet customers and tour apartment community while listening to and focusing on customer's preferencesDemonstrate amenities, apartment homes, pricing, and close leasesProcess incoming lease applications, run credit verifications, track all prospective tenants, and follow up on all leadsMaintain an acceptable closing ratio as directed by Property ManagerPrepare lease documentation and conduct lease signingsCoordinate all move-ins, move-outs, transfers and lease renewals to achieve maximum occupancy and resident retentionMinimize vacancy loss by securing leases within 5 business days of move-outGenerate prospect traffic through marketing efforts: community outreach, resident referrals, and property toursShop the competition and assist with preparation of leasing reports and sales and marketing plansAssist Property Manager in achieving net operating income and occupancy goalsAct in accordance with all fair housing lawsRequirementsHigh school diploma or equivalent (College education, CAM or ARM certification)Minimum 6 months experience in leasing or as an Assistant Property Manager preferredReliable transportation and valid Driver LicenseWhat We're Looking ForExperience: Customer service or sales background, especially within the real estate industry.Soft Skills: Excellent communication skills. Attention to detail. Adaptable and dependable. Resourceful. Self-disciplined and goal-driven.Hard Skills: Experience with property mgmt software (ex Appfolio, Yardi, Knock, etc). Strong computer skills: Microsoft Office, Email, Gmail/Google Workspace, and social media as it pertains to marketing of community. A Real Estate License is nice to have, and bi-lingual (conversational English and Spanish) is a big plus!Mindset: Strong work ethic, a positive and energetic attitude, and passion for working with people!
