Job Description

The Building Engineer 3 plays a key role in maintaining and supporting critical hospital building systems during the TuesdaySaturday, 3:00 p.m. to 11:30 p.m. shift. This position performs independent preventive and corrective maintenance, troubleshoots intermediate HVAC, plumbing, and electrical issues, and ensures the reliable operation of essential infrastructure such as generators, emergency power, medical gas, and hospital water-management systems. The role also includes coordinating contractors, documenting work in a computerized maintenance management system (CMMS), and mentoring junior building engineers.

Responsibilities

• Perform independent preventive and corrective maintenance on building and facility systems.
• Troubleshoot intermediate HVAC, plumbing, and electrical problems using manuals, drawings, controls, and test equipment.
• Support the operation and maintenance of generators, automatic transfer switches (ATS), emergency power systems, medical gas infrastructure, and hospital water-management systems within qualifications.
• Assist with planned shutdowns and respond to emergencies to minimize disruption to hospital operations.
• Coordinate assigned contractors, monitor their activities, and verify that work is completed to required standards.
• Use the CMMS to create, update, and maintain complete technical documentation of maintenance activities, repairs, and inspections.
• Mentor Building Engineer I employees by sharing technical knowledge, guiding troubleshooting efforts, and supporting skill development.
• Perform intermediate HVAC and central plant troubleshooting, including boilers, chillers, VAV systems, and associated controls.
• Support and troubleshoot emergency generators and ATS/emergency-power systems to ensure reliable backup power.
• Maintain and troubleshoot medical gas infrastructure and alarm systems within defined qualifications.
• Support hospital water systems and implement water-management practices to help ensure safety and compliance.
• Troubleshoot nurse call systems at a basic to intermediate level, including device isolation, power, wiring, and communication checks, and escalate issues to vendors when needed.
• Troubleshoot pneumatic tube systems, including common station, carrier, alarm, obstruction, blower, diverter, and communication problems.
• Navigate building automation systems (BAS) independently to review alarms, trends, and abnormal conditions.
• Perform minor authorized BAS setpoint and schedule adjustments, following protocols and avoiding independent changes to critical sequences or safety controls without authorization.
• Apply hospital emergency, life-safety, and infection-prevention training while performing maintenance and responding to incidents.
• Work independently on assigned tasks while making sound escalation decisions when issues require additional support or authorization.

Essential Skills

• High school diploma or GED.
• Typically 3 years of building, facilities, institutional, industrial, or healthcare maintenance experience, or equivalent.
• Demonstrated competency in HVAC systems, including boilers, chillers, and VAV equipment.
• Demonstrated competency in plumbing systems, including piping, plumbing fixtures, and related repairs.
• Demonstrated competency in electrical systems and general maintenance.
• Ability to troubleshoot building systems using manuals, drawings, controls, and test equipment.
• Ability to work independently with minimal supervision and make appropriate escalation decisions.
• Intermediate HVAC and central plant troubleshooting skills.
• Experience with emergency generators and ATS/emergency-power systems.
• Knowledge of medical gas infrastructure and alarm systems within qualification limits.
• Understanding of hospital water systems and water-management practices.
• Basic to intermediate troubleshooting skills for nurse call systems, including device isolation, power, wiring, and communication checks.
• Troubleshooting experience with pneumatic tube systems, including stations, carriers, alarms, obstructions, blowers, diverters, and communication issues.
• Ability to navigate building automation systems (BAS), interpret alarms and trends, and identify abnormal conditions.
• Ability to perform minor authorized BAS setpoint and schedule adjustments in accordance with safety and authorization requirements.

Additional Skills & Qualifications

• Experience as a maintenance technician, mechanic, journeyman plumber, or gasfitter is beneficial.
• ASSE 6040 Medical Gas Maintenance Personnel Certification required within 12 months of hire.
• ICRA 2.0 qualification required within 18 months of hire.
• Mold Awareness and Remediation training required within 18 months of hire.
• ASHE Physical Environment Worker training to be completed within 6 months of hire.
• EPA Section 608 Universal certification required where duties involve covered refrigerant work.
• Hospital emergency, life-safety, and infection-prevention training required and applied in daily work.
• Experience with CMMS for documenting maintenance activities and technical information.
• Strong problem-solving skills and the ability to handle at-risk situations with attention to safety and compliance.
• Ability to mentor and support junior building engineers in developing technical skills.

Work Environment

This role is based in a hospital setting and follows a TuesdaySaturday, 3:00 p.m. to 11:30 p.m. shift. The position involves considerable physical activity, with heavy lifting, pushing, and pulling of objects up to 50 pounds, and physical work making up more than 70% of the job. The work environment includes exposure to potentially dangerous materials and situations, requiring adherence to extensive safety precautions and the use of appropriate protective equipment. The engineer works in areas with almost constant exposure to unusual elements such as extreme temperatures, toxic chemicals, biohazardous materials, dirt, dust, fumes, smoke, and loud noises. This is a Contract to Hire position based out of ROCKVILLE, MD.

The pay range for this position is $38.00 - $42.00/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
