Maintenance Technician/Apartment Maintenance

Maintenance Department, Columbia, MD

Reports To: Property Manager/Maintenance Supervisor

Hours: Monday - Friday 8:00am - 5:00pm

Compensation: $22 - $28 Hourly + Benefits (based on experience and certifications)

Summary:

• Perform minor building, HVAC, plumbing, electrical and painting repairs as necessary
• Implement preventative maintenance measures
• Maintain inventory of repair equipment and supplies
• Complete inspections of buildings, units, office and amenity space as needed
• Respond quickly in the event of an emergency, notify appropriate personnel and follow safety protocol
• Perform other maintenance duties as requested

Clean Criminal Background Required

Essential Duties And Responsibilities Includes But Is Not Limited To The Following: Report Directly To Maintenance Supervisor (If Available - On Staff) Otherwise To Property Manager/Assistant Property Manager. This Position Is Responsible For The Maintenance And Repair Of Mechanical Equipment And Building Repair In A Multifamily Housing Environment.

Qualifications And Preferred Skills:

• Must have good communication skills
• Must have basic knowledge of construction and repair processes
• Must have a valid driver's license, own transportation and tools

Education And/Or Experience: High school diploma or general education degree (GED); or at least six months related experience and/or training; or equivalent combination of education and experience.

Certifications: Must have a valid drivers license & own vehicle. Clean background required.

Language Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to speak effectively before groups of customers or employees of organization.

Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems and find solutions within company protocol.

Physical Demands: Heavy lifting is required. While performing the duties of this job, the employee is regularly required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; and talk or hear. The employee frequently is required to climb or balance; stoop, kneel, crouch, or crawl; and taste or smell. Must be physically capable of lifting a minimum of 50 pounds unassisted. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus.

• Maintenance: 1 year (Preferred)
