Job Responsibilities Perform general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, fire and sprinkler equipment, HVAC, landscaping, carpentry work, painting, and equipment repair. Must understand and have knowledge of Material Safety Data Sheets (MSDS). Ensure that walls, floor coverings, doors, windows, furniture, and woodwork in the common areas of the community are properly maintained and repaired. Must have basic prep and painting abilities. Repair and maintain vacated rooms in a timely manner, including painting walls and cleaning carpets. Responsible for all in‑house plumbing (e.g., sinks, toilets, and bathtubs). Responsible for minor electrical work within units and in common areas (e.g., light switches, wall outlets, garbage disposals). Responsible for painting of all apartments and common areas. Repair, clean and maintain all carpet, floor coverings and furniture. Complete all work orders in a timely manner – noting any other work completed at the location but not listed on the work order. Document safety issues as well as physical plan deficiencies related to local, county, state and federal guidelines. Assist with preventative maintenance and cleaning of the community vehicles (busses and cars, vans). Assist with training and development of safety procedures and hazard communications. Responsible for any other duties as assigned by the Maintenance Supervisor, Regional Maintenance Supervisor or General Manager. Respond immediately and appropriately to all accidents and emergencies, based on established protocol. Other duties as assigned. Qualifications High school diploma or equivalent preferred (must be at least 18 years of age). 1–3 years related experience or training, or an equivalent combination of education and experience. Demonstrated knowledge of building maintenance, electrical, mechanical, painting, plumbing, floor care, heating and HVAC skills. Preferred knowledge of fire suppression and irrigation systems. Preferred motor vehicle maintenance ability. Flexible and must be able to work evenings and weekends as necessary. Physical Requirements This role involves frequent standing, walking, lifting (up to 90 lbs), pushing/pulling, and other physical activities.
