Maintenance Lead

What You’ll Do Lead the day‑to‑day maintenance operations for the community. Complete service requests and ensure excellent resident service. Coordinate apartment turns to prepare homes for new residents. Perform preventive maintenance to keep the property operating efficiently. Troubleshoot and repair HVAC systems, appliances, plumbing, electrical, carpentry, and other building systems. Supervise and mentor the maintenance team. Maintain inventory and work with vendors when needed. Help maintain beautiful grounds and common areas. Participate in an on‑call rotation for emergency maintenance. What We’re Looking For 3+ years of apartment or building maintenance experience. Leadership or supervisory experience preferred. Strong knowledge of HVAC, plumbing, electrical, appliances, and general repairs. EPA certification preferred. Valid Virginia driver’s license. Excellent customer service and communication skills. Certificates, licenses and registrations required: Possession of valid Virginia Driver’s License and proof of insurance. Running maintenance errands is an essential function of this position. Computer skills required: Microsoft Office Suite; Payroll Systems; Project Management Software Other skills required: Technical training in one or more trades, or a minimum of 2 to 3 years of maintenance experience. Must possess a basic knowledge of, and the ability to supervise others and have an understanding of the principles and procedures of building maintenance. Must be able to work well with others (other employees, residents, and vendors). This is a position with profit/loss responsibility. Must have a general knowledge of maintenance and must be familiar with the interrelationship of maintenance, marketing, and management. Position requires a high degree of energy and human relations skills. This is a combination work/supervisor’s position. Must be an excellent communicator and motivator. Requires personal contact, proper conduct, and a high level of competence and efficiency. This position involves overtime, holiday and weekend work, ownership of hand tools, and handling on‑call emergencies, The capacity to perform sustained manual labor, work in inclement weather and climbing ladders and working on roofs is also required.
