Leasing Consultant Full Time Ballston Lake, NY, US 7 days ago Requisition ID: 1218 Salary Range: $19.50 To $22.50 Hourly Job Summary The Leasing Consultant independently performs responsibilities related to apartment rentals, move-ins, and lease renewals at the apartment property. The Senior Leasing Consultant interacts directly with prospective and current residents to achieve the property's maximum occupancy and to build positive relationships. This includes generating and handling traffic, qualifying prospects, leasing apartments, and preparing lease documentation. Responsibilities include : (but are not limited to) Selling/Marketing Able to sell property and amenities while pre-qualifying and getting to know the future resident needs. Creates a relationship and asks for the close. Follows up in a timely manner. Ability to use the relationship created at the tour to ask for the sale or where they rented, if not with us, what that property offered that we did not. Knows how to use that information to better themselves and the property. Able to overcome objections by making our community fit their needs or referring them to a sister property that will fit their needs. Independently Conducts Property Walks – walking property, make readies, show apartments, grounds, buildings, common areas, and office, to make sure we our making a great first impression. Property and Competition Knowledge – knows company policies, procedures, lease, and amenities. Knows competitions pricing, specials, policies, amenities, and availability. This is done independently. Updating marketing, video tours and social media regularly and is able to complete tasks independently. Knows when to discuss pricing issues with management. Has fresh marketing ideas. Resident Service and People Relations Provides customer service and supports the company’s commitment to go above and beyond residents’ expectations in a professional, warm, helpful manner Able to resolve problems in a professional and friendly manner and knows when to defer an upset resident. Ability to communicate in a friendly and helpful manner. Continues communication with resident through resolve of situation. Facilitates positive interactions with current and future residents, contractors, vendors, coworkers, management, and sister properties. Ability to communicate in a professional manner verbally and through written communication. Administration Prepares property reports, leases and lease renewals, resident files, and regularly required paperwork with little to no error, and on time Keeps organized through maintaining files and ensuring priorities are completed Answers phones and makes contact via in person, phone, and letters to minimize delinquencies and collections Schedules move-in appointments for resident orientation Maintenance requests are filled out in detail, with proper descriptions of issue. Has some general maintenance knowledge and knows which questions to ask for better details on issues, able to offer some assistance and guidance to residents to cure issue on their own. Follow up with maintenance and residents is done upon completion. Tracks appointments, move ins and outs, services, bills. Other duties as assigned Required Skills and Experience 1-3 years’ customer service and sales experience required Previous experience in apartment leasing is required Computer skills including proficiency in Microsoft Office (including Word and Excel) Excellent interpersonal and communication skills Relationship building ability High attention to detail, organization and follow through Is dependable, self-motivated with the ability to positively resolve conflicting issues Results oriented and able to complete tasks independently Ability to be at work regularly and on time. Ability to work weekends or extended hours as required. Must have valid driver’s license & acceptable driving record.
