Position OverviewJLL is seeking a Transaction Manager to support our dedicated healthcare client portfolio. This role is remote, with a preference for candidates based in the United States Pacific or Mountain time zones, and covers responsibilities across California, Oregon, and Hawaii.About the RoleAs a Transaction Manager, you will lead and execute real estate lease transactions, representing the client as both tenant and landlord, while fostering client relationships and driving business growth. Working in a high-volume, client-facing environment, you will manage transactions independently with minimal guidance while collaborating with cross-functional teams across facilities, property management, and finance. You will serve as a resource for less experienced team members and help direct special projects as needed.This role requires strong transaction and process management, market analysis, and client relationship skills. You will contribute to financial reporting, budgeting, and strategic planning, and you will think proactively to solve problems before they reach the client.Primary ResponsibilitiesClient Relationship ManagementServe as a trusted advisor to client stakeholders on real estate transactionsAttend and actively participate in client meetings and conference calls, staying current on the client's operations and real estate needsWork directly with client stakeholders to understand real estate and clinical space requirementsCollaborate with clients and team members to resolve tenant-landlord issuesManage transaction reporting for the clientIdentify and implement improvements to client transaction management processesTransaction ManagementIndependently manage and execute lease and other real estate transactions, both where the client is the tenant and where the client is the landlord, with a high level of proficiency, adhering to JLL and client processes and standardsCollect client requirements, gather and evaluate market data and property information, and review market reportsSupport site selection and site evaluation assignments and prepare requests for proposals (RFPs)Engage, and manage brokers; review broker engagements and commission invoices for accuracyNegotiate favorable economic terms and flexible lease provisions in letters of intent, leases, and other transaction documentsManage outbound leasing of client-owned or client-controlled space to physician groups and other third-party tenants, including marketing space, qualifying prospects, and negotiating terms consistent with fair market value and Stark and AKS requirementsReview lease documents and create lease abstracts and summariesResearch landlords, prospective tenants, companies, and potential subtenantsPrepare transaction approval packages for client executive managementTrack transactions in client and JLL systems and monitor progress to completionAccount Performance SupportAssist the Account Director and senior team members in managing client deliverablesCreate and maintain financial reports and key performance metricsEnsure the accuracy of portfolio dataProvide financial analysis and modeling to support client real estate decisionsSupport M&A diligence, such as fair market value analysis, when neededManage surrender of premises or decommissioning projects when neededCoach and assist junior transaction team members on transactions and analysisHealthcare-Specific KnowledgeWorking knowledge of the healthcare regulatory environment, especially the Stark Law and the Anti-Kickback Statute (AKS), as they apply to physician leases and medical office buildingsUnderstanding of medical office buildings, clinics, and other specialized healthcare facility requirementsAbility to work with clinical operations, facilities, and finance leaders to translate care-delivery needs into real estate solutionsFamiliarity with fair market value analysis and the compliance documentation healthcare transactions requireRequirementsBachelor's degreeActive real estate brokerage or salesperson license3-5+ years of commercial real estate transaction or leasing experienceKnowledge of real estate and lease terminology, with proficiency in lease and contract reviewStrong negotiation skills and transaction execution experienceAbility to build strong client relationships and interact effectively with client stakeholdersStrong analytical and financial skills, including real estate analyticsStrong communication, presentation, collaboration, organizational, and process skillsExceptional attention to detail, with a track record of maintaining accurate transaction data and documentationProficiency in Microsoft Office, including Excel, Word, PowerPoint, and OutlookPreferred QualificationsHealthcare real estate experience, including working knowledge of Stark and AKSMaster's degree, MBA, or other advanced degreeExperience in corporate real estate with an understanding of client service requirementsExpertise with complex commercial lease structuresExperience representing both tenants and landlords, including leasing space to physician groups or other healthcare tenantsProficiency with CoStar and other specialized real estate databasesLEED, CCIM, or related certificationsAbout the Healthcare ClientOur client is a faith-based, nonprofit integrated health system headquartered in Northern California, with roots in a healing ministry that spans more than 160 years.
