Project Construction Superintendent
RISE A Real Estate Company
Project Superintendent (Multi-Family) Full-Time | Frequent Travel Required | In person / On-Site required Schedule: Monday-Friday, with weekends as required by project demands Compensation: Competitive and based on experience A successful construction project does not happen because everyone tries their best. It happens because someone takes full ownership of the field. Someone knows the plans, controls the schedule, holds subcontractors accountable, addresses problems before they become delays, and refuses to compromise on safety or quality. We are hiring a Project Superintendent to lead field operations for our construction projects. This position has direct responsibility for the safe, timely, and successful execution of the project—from initial site planning through final turnover. This is not a supporting role. The Project Superintendent is the senior field leader on the jobsite and is expected to run it accordingly. What This Role Really Is The Project Superintendent owns the day-to-day execution of the project in the field. You will lead Assistant Superintendents, Project Engineers, subcontractors, foremen, vendors, and other field personnel while coordinating closely with the Project Manager and the broader project team. You will be responsible for protecting the schedule, maintaining a safe jobsite, enforcing quality standards, managing site logistics, and ensuring the work is completed in accordance with the contract documents. When field problems arise, you will not simply report them. You will identify the issue, develop a solution, communicate the plan, and drive it through completion. What You’ll Own Leading and directing all onsite construction activities Developing the initial project schedule with Preconstruction and Project Management Maintaining and updating the project schedule throughout construction Communicating sequencing, schedule expectations, and critical milestones to subcontractors and vendors Developing and enforcing the project site logistics and temporary facilities plan Implementing and maintaining the project-specific safety program Ensuring compliance with company policies, OSHA requirements, and applicable local, state, and federal regulations Leading weekly subcontractor safety, production, coordination, and scheduling meetings Participating in post-bid, buyout, and Owner/Architect/Contractor meetings Holding subcontractors accountable for manpower, schedule, safety, quality, and contractual performance Reviewing plans, specifications, subcontracts, purchase orders, shop drawings, submittals, and other project documents Identifying conflicts, constructability concerns, and interpretation issues before they affect the work Coordinating material procurement, deliveries, staging, and installation Monitoring field productivity and addressing delays or performance concerns Managing inspections, testing, punch lists, life-safety requirements, and final project turnover Maintaining accurate daily reports, incident reports, timesheets, quantity reports, and field documentation Maintaining current contract documents, changes, clarifications, and as-built drawings Managing the project’s quality control and workmanship standards Coordinating environmental and stormwater compliance Monitoring onsite general conditions in partnership with the Project Manager Supporting monthly progress reporting, payment applications, cost reporting, and project forecasting Providing technical direction and assistance to the project team Developing and mentoring Assistant Superintendents and other field team members Building productive relationships with owners, design teams, inspectors, subcontractors, and vendors Representing RISE professionally in every project interaction What Success Looks Like Maintains a safe, organized, and professionally run jobsite Controls the project rather than reacting to it Understands the critical path and protects it every day Identifies schedule risks early and develops recovery plans when necessary Holds subcontractors accountable without destroying working relationships Maintains high quality standards throughout construction instead of relying on the punch process to fix poor work Keeps the Project Manager informed without expecting the Project Manager to run field operations Maintains accurate, timely, and complete field documentation Delivers a project that is ready for turnover—not merely substantially complete Develops the Assistant Superintendents and field leaders working under them Who This Role Is For Take personal ownership of the project’s field performance Are comfortable making decisions and giving clear direction Know how to build, maintain, and recover a construction schedule Address weak subcontractor performance early Can manage difficult conversations without avoiding conflict or creating unnecessary drama Understand how field decisions affect cost, schedule, quality, and long-term project performance Spend time walking the work and verifying progress rather than managing exclusively from the trailer Communicate clearly with both field personnel and senior leadership Stay organized and composed when the project is under pressure Who This Role Is Not For Waits for the Project Manager to solve field problems Avoids holding subcontractors accountable Treats the schedule as an administrative document instead of a daily management tool Accepts poor workmanship because it can be added to a punch list later Manages primarily through emails, phone calls, or meetings without consistently walking the project Hides problems until they become emergencies Wants the Superintendent title without full accountability for the jobsite Qualifications Approximately ten years of construction-related experience At least three years of experience working as a Superintendent Four-year degree in construction management, civil engineering, architectural engineering, or a related field preferred Equivalent construction experience may be considered in place of a degree Demonstrated experience managing site activities, subcontractors, scheduling, safety, quality, and field coordination Strong working knowledge of construction plans, specifications, contracts, submittals, shop drawings, and change documentation Working knowledge of Microsoft Office, Microsoft Project, and Procore Familiarity with CAD or related construction applications OSHA 30-hour certification Current First Aid and CPR certifications Knowledge of applicable OSHA requirements Valid state-issued driver’s license Ability to travel frequently and work weekends when required by project demands Ability to inspect active jobsites, including ladders, uneven or cluttered areas, adverse weather conditions, low-light areas, and other typical construction environments Authorization to work in the United States About RISE RISE is a vertically integrated real estate company with development, construction, and property management capabilities under one platform. Because we operate as an owner, developer, and general contractor, our field leaders are not simply completing a set of plans. They are helping deliver projects that must perform through construction, turnover, lease-up, operations, and long-term ownership. That requires Superintendents who think beyond today’s activity and understand how field decisions affect the entire project.
