The successful candidate will be actively involved in the analysis, underwriting, execution, and management of new and existing business opportunities across Hillwood's industrial real estate platform in North America.This individual will play a key role in evaluating development, acquisition, leasing, financing, disposition, and joint venture opportunities. This work will be grounded in detailed financial modeling, quantitative analysis, and investment underwriting. of growing into increasing responsibility over time.Responsibilities:Investment Underwriting & Financial AnalysisPrepare and maintain sophisticated financial models for prospective investment opportunities, updating models as lease, debt financing, and operating terms evolveUnderwrite and evaluate prospective acquisitions, development opportunities, joint ventures, and dispositions through detailed financial and quantitative analysis of cash flows, returns, risks, and sensitivitiesSupport analysis of complex capital structures, partnership agreements, waterfall distributions, and joint venture economicsConduct scenario, sensitivity, and risk analyses to inform investment decision-makingDue Diligence & Transaction ExecutionSupport financial, operational, legal, and market due diligence efforts through analysis, underwriting, and review of transaction materialsAssist in the review of legal documents and transaction agreements to understand business terms, transaction structures, risks, and economic impactsCoordinate with internal teams and external advisors across all transactions within a deal's lifecycle, from pursuit through dispositionSupport transaction execution activities, including financing, leasing, acquisitions, dispositions, and joint venture formationsAssist in identifying and evaluating transaction risks, and contribute to the development of risk mitigation strategiesInvestment Strategy & Market ResearchResearch and evaluate industrial real estate market conditions, including rent growth, vacancy, absorption, and cap rate trends, as well as supply and demand fundamentals, capital market trends, and competitive positioning to support investment recommendationsContribute to the development of investment strategies and recommendations for new and existing business opportunitiesMonitor industry trends and emerging market opportunities to support business development and identify new investment opportunitiesInvestment Reporting & Portfolio AnalyticsPrepare investment memoranda and other ad hoc supporting materials for senior management, investment committees, lenders, and capital partnersMonitor ongoing project, portfolio, and fund-level performance and investor returns through financial reporting, forecasting, and variance analysisDevelop and maintain analytical tools, databases, and reporting models to enable investment and portfolio management activitiesIdentify opportunities to improve underwriting processes, streamline analyses, and enhance decision-making through automation and technologyCommunicate investment findings, recommendations, and project updates to senior management and key stakeholdersRequired Skills/Abilities:Technical SkillsExceptional analytical problem-solving skills and quantitative aptitudeFinancial modeling capabilities and a demonstrated ability to understand complex financial structuresAbility to utilize programming (such as Python or similar language) to automate analyses, to apply coding skills to financial analysis, modeling, and problem-solving, including in collaboration with our quantitative teamPrior internship or full-time experience in financial modeling,
