We are looking for an experienced Property Manager to oversee residential operations in Newport News, Virginia. This Long-term Contract position is ideal for someone who can balance resident relations, occupancy goals, compliance requirements, and day-to-day property performance. The role focuses on maintaining well-run communities, supporting staff effectiveness, and ensuring documentation and leasing activities are handled accurately and professionally.

Responsibilities:
• Oversee daily operations for assigned residential properties to support strong occupancy, safe conditions, and efficient property performance.
• Guide residents on community expectations, lease-related policies, and proper care of their units while addressing routine questions and concerns.
• Coordinate resident transitions by managing move-ins, move-outs, and unit transfers with accurate documentation and timely communication.
• Lead onsite team members by assigning work, providing training, monitoring quality, and supporting performance improvement through regular feedback.
• Conduct inspections of units, common areas, housekeeping conditions, and grounds to confirm compliance with established housing standards.
• Manage rent-related activities, including payment collection oversight, review of adjustment requests, application of applicable charges, and processing of late fees.
• Address lease violations and delinquent accounts through resident counseling, case documentation, eviction processing, and court participation when required.
• Complete administrative duties such as preparing reports, maintaining resident files, reviewing records for accuracy, and supporting certifications, recertifications, and income verification for rent calculations.• At least 2 years of experience in property management or residential property management.
• Working knowledge of HUD guidelines and affordable housing compliance practices.
• Familiarity with Low Income Tax Credit Housing programs and related occupancy requirements.
• Experience handling leasing activities, resident file management, and rent administration.
• Ability to supervise staff, organize schedules, and maintain accountability across daily operations.
• Strong written and verbal communication skills for resident interaction, documentation, and reporting.
• Proficiency with computer-based recordkeeping and data entry used for certifications, rent calculations, and property administration.
