Job Title Leasing Consultant Essential Duties & Responsibilities Property Leasing and Administration Regular daily onsite attendance required Show, lease, and move in prospective residents; greet, qualify, tour, and sign a lease. Handle all functions necessary to close the sale, including appointments, lead generation, tours, model unit maintenance, and follow‑up. Complete all leasing paperwork before move‑in. Assist with lease audits, unit walks, and turn processes. Maintain accurate prospect traffic and leasing data, responding to leads within 24 hours. Utilize sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve leasing goals. Perform various administrative tasks as needed. Handle resident complaints, concerns, and requests to ensure satisfaction. Assist in developing and implementing resident retention programs, including resident functions, special promotions, and newsletters. Contribute to upkeep and cleaning of office, common areas, and model units. Assist with marketing and outreach, including annual plan implementation. Review and complete market surveys and analysis to generate ideas and formulate plans. Maintain thorough product knowledge of the property, competition, and market conditions; produce weekly market survey reports. Provide excellent customer service, monitor service request turnaround, and ensure responsive handling of resident needs. Project a favorable image of the community to achieve property objectives and public recognition. Ensure consistency in dealing with residents on all matters. Enforce community policies as delegated by the immediate supervisor. Education & Experience High School Diploma or Equivalent. Basic computer skills; knowledge of on‑site software functions. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Move around frequently, including climbing ladders, stairs, and working in confined spaces. Stand or sit for prolonged periods, occasionally lift or move objects up to 25 lbs. Operate machinery, power tools, vehicles, or golf carts as required. Work overtime, weekends, night hours, emergencies, and in varying temperatures. Work outdoors in precipitation and wind; traverse flat and uneven terrain. Be able to assess accuracy, neatness, and thoroughness of assigned work. Be exposed to hazardous chemicals as needed.
