Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role performs all activities related to leasing new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals. Requirements • 1-2 years of leasing experience required.

• Yardi or CRM experience preferred.

Essential Responsibilities Perform all sales and leasing activities to achieve revenue and occupancy goals – greet and qualify prospects, conduct community tours, process applications, conduct credit screening and criminal background checks, prepare lease and move‑in packages, and ensure smooth resident move‑in and lease signing. Inspect apartments prior to resident move‑in, ensuring move‑in ready condition and schedule any outstanding items with maintenance. Stay informed about current market and competitor conditions; develop and implement short‑ and long‑term marketing plans and goals to sustain occupancy. Design and execute marketing activities to create traffic to the community – resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and community‑specific marketing plans. Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Ensure community and show units meet company standards for show quality by inspecting marketing corridor and leasing tour; communicate maintenance needs to the team; merchandising and ensuring a physically appealing show unit. Follow up with prospects and new residents to ensure satisfaction – send e‑mail, thank‑you notes and cards or make telephone calls or other contacts to finalize decisions to lease or renew. Support lease renewal program – prepare lease renewal letters and packages, meet with and contact renewing residents, and ensure renewal documents are signed and implemented on time. Respond promptly and courteously to resident and client/owner concerns and questions, taking action to solve problems or pass requests to appropriate individuals. Required Licenses or Certifications All licenses and certifications required by State and Local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas for extended periods. Work inside and outside in all weather conditions. Push, pull, lift, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Rare or regular travel may be required. Work a flexible schedule, including call coverage during evenings, weekends, and holidays. Salary and Compensation Pay range: $22.00 – $24.00 per hour (Encinitas, CA). Additional Compensation Potential eligibility for quarterly or annual bonus programs (corporate positions) and weekly, monthly, or quarterly bonus programs (onsite property positions).
