KRS Holdings is a growing residential property management company focused on delivering exceptional service to residents while creating well-managed, high-performing communities. We are looking for a motivated and experienced Community Manager to join our team and lead the day-to-day operations of one of our communities in the Petersburg, Virginia area.

Position Overview

The Community Manager is responsible for the overall performance and daily operations of the assigned property. This position will lead leasing activities, resident relations, property operations, team performance, rent collection, and compliance while ensuring the community is maintained to a high standard.

The ideal candidate is a hands-on leader, strong communicator, organized problem-solver, and customer-service-focused professional who takes ownership and enjoys working in a fast-paced environment.

______________________________________________________________Key ResponsibilitiesProperty Operations

• Oversee the daily operations of the assigned community.
• Ensure the property is clean, well-maintained, safe, and operating efficiently.
• Conduct regular property inspections and identify areas requiring attention.
• Coordinate with maintenance teams and vendors to ensure work orders and property needs are addressed promptly.
• Monitor property expenses and operate within the approved budget.
• Maintain accurate property records and ensure information is updated in the property management system.

Leasing & Occupancy

• Lead leasing and marketing efforts to maintain strong occupancy levels.
• Respond to prospective residents and follow up on leads in a timely and professional manner.
• Conduct property tours and assist prospective residents through the leasing process.
• Ensure applications, move-ins, renewals, and move-outs are completed accurately and efficiently.
• Develop creative strategies to improve traffic, conversions, occupancy, and resident retention.

Resident Relations

• Provide exceptional customer service and build positive relationships with residents.
• Respond to resident concerns and complaints professionally and promptly.
• Address resident issues while maintaining company policies and Fair Housing requirements.
• Promote a positive community environment and resident experience.
• Handle difficult conversations and resolve conflicts effectively.

Financial & Administrative Management

• Monitor rent collections and follow up on delinquent accounts.
• Assist with budgeting, financial reporting, and controlling property expenses.
• Review property performance and identify opportunities for improvement.
• Maintain accurate documentation and records.
• Ensure all required reports and administrative responsibilities are completed on time.

Compliance

• Ensure the property operates in accordance with company policies, Fair Housing regulations, and applicable federal, state, and local requirements.
• Maintain accurate resident files and documentation.
• Follow established leasing, screening, collection, and resident-management procedures.

Leadership

• Lead, coach, and hold the onsite team accountable for performance.
• Establish clear expectations and promote a culture of teamwork and accountability.
• Support employee development and training.
• Communicate effectively with regional leadership and other departments.
• Take ownership of property challenges and proactively develop solutions.

Qualifications

• 2+ years of experience in property management, hospitality, customer service, sales, or a related field preferred.
• Previous management or leadership experience strongly preferred.
• Strong customer service and communication skills.
• Excellent organizational and time-management abilities.
• Strong problem-solving and decision-making skills.
• Ability to manage multiple priorities in a fast-paced environment.
• Comfortable working with computers and property management software.
• Strong attention to detail and follow-through.
• Ability to work independently while also being an effective team leader.
• Knowledge of Fair Housing regulations is preferred.
• Property management experience is preferred but not required for the right candidate with strong leadership, hospitality, sales, or customer-service experience.
