Construction Tenant Improvement Project Manager

Construction Project ManagerSMS Construction is seeking an experienced Construction Project Manager with a strong background in commercial tenant improvement (TI) build-outs, property expansions, and capital expenditure projects. This role is ideal for a driven, detail-oriented professional who thrives in a fast-paced environment and enjoys taking full ownership of projects from pre-construction through close-out.You will serve as the central point of accountability across multiple projects, coordinating internal teams, consultants, contractors, and ownership to deliver high-quality projects on time and within budget.Key ResponsibilitiesServe as primary point of contact with asset management teams, ownership, and leasing brokersManage multiple tenant improvement and commercial renovation projects simultaneouslyCoordinate with architects, designers, engineers, and consultants throughout all project phasesLead contractor selection, bid reviews, contract negotiations, and procurementOversee project execution from pre-construction through close-out, ensuring compliance with plans, codes, schedules, and budgetsDevelop and manage project schedules, budgets, cost tracking, and forecastingPrepare and distribute internal and external reports including job status updates, daily logs, change orders, and close-out documentationReview construction progress daily to ensure quality standards, safety compliance, and cost controlsIdentify, analyze, and mitigate project risks proactivelyObtain and manage required permits, inspections, and approvalsWork closely with Superintendents and internal Operations teams to ensure seamless executionDrive accountability among all stakeholders while maintaining strong working relationshipsEnsure projects meet or exceed company standards and industry best practicesRequired QualificationsMinimum 5 years of commercial construction experience, with a strong focus on tenant improvements and remodelsProven experience managing TI projects for or with a General Contractor Ability to manage projects remotely while maintaining strong field presence and accountabilityStrong understanding of construction sequencing, contracts, and cost controlsExcellent organizational, communication, and problem-solving skillsProficient in Microsoft Outlook, Excel, Word, and TeamsAbility to work under deadlines in a fast-paced, high-accountability environmentMust be based in the New England areaPreferred (Nice to Have)Experience with occupied buildings and fast-track TI schedulesFamiliarity with commercial leasing timelines and turnover requirementsExperience managing CapEx projects across multiple assets or locationsOSHA 10 or 30 certificationWhat We OfferCompetitive base salary ($80K–$95K) plus performance bonusesHealth, Dental, and Vision InsurancePaid Time Off401(k) Retirement PlanOpportunity to work on a diverse portfolio of commercial projectsHigh level of autonomy and direct impact on company performanceGrowth opportunities within a scaling construction and real estate platformEducationHigh school diploma or equivalent required (Additional construction or project management education a plus)
