Project Manager - Warehouse Development & Operations

Stream Logistics is a rapidly growing logistics company specializing in complex, high-value, and mission-critical projects across the country. Our HyperFlex Storage operations provide dedicated warehousing and outdoor storage solutions for large-scale equipment supporting data centers and other critical infrastructure projects.

We are looking for a self-starting Project Manager – Warehouse Development & Operations to support the continued growth of our HyperFlex Storage network.

This is an evolving role that combines project management, facility development, client communication, and warehouse operations. The Project Manager will help take new facilities from initial site search and due diligence through construction, operational readiness, and ongoing warehouse operations.

The Project Manager – Warehouse Development & Operations will manage a facility through two primary stages: initial facility development and launch, followed by ongoing warehouse operations and client support.

During the launch of a new location, the Project Manager will assist with site selection, pre-development, zoning and permitting requirements, jurisdictional communication, and coordination with landlords, brokers, contractors, and vendors. Stream prioritizes turnkey-ready facilities, so construction management is typically limited to the modifications needed to prepare a site for operations.

Once the facility is operational, the primary focus shifts to warehouse management, client communication, and operational execution .

The Project Manager will work directly with our clients, their manufacturers, shipping partners, and other project stakeholders to understand the equipment being shipped, how it needs to be transported and handled, receiving requirements, storage expectations, and eventual delivery to the project site.

A major part of this role is taking that information from the client and translating it into a clear operational plan for our warehouse team. You will be client-facing on the front end, while also working behind the scenes with our on-site team to make sure the warehouse is organized, equipment is handled correctly, schedules are understood, and each receiving or outbound movement is properly planned and executed.

This is not strictly a desk-based position. We are looking for someone who can communicate professionally with clients and project stakeholders, lead an on-site team, solve problems independently, stay organized, and step into the operation when needed to make sure the work gets done correctly.

• Assist with identifying and evaluating new warehouse and storage locations.
• Coordinate with commercial real estate brokers, landlords, contractors, and vendors.
• Research and coordinate zoning, permitting, and jurisdictional requirements.
• Support facility improvements and contractor coordination when required.
• Track facility readiness and help drive new locations through operational launch.
• Coordinate the vendors, equipment, security, labor, and other resources required to prepare a new facility for operations.

• Serve as a primary operational point of contact for clients.
• Work directly with clients, manufacturers, transportation providers, and shipping partners to understand upcoming inventory, shipping schedules, equipment specifications, and handling requirements.
• Understand and document receiving and shipping protocols for the equipment entering and leaving the facility.
• Translate client requirements into clear operational plans for the on-site warehouse team.
• Lead day-to-day warehouse operations and warehouse personnel.
• Coordinate incoming inventory and receiving schedules.
• Oversee receiving, unloading, storage, staging, organization, inventory control, and movement of client equipment.
• Develop and maintain a clear warehouse organization plan so equipment can be safely stored, easily identified, accessed, and prepared for future delivery.
• Coordinate outbound inventory and equipment deliveries to project sites.
• Work with the on-site team to plan daily workflow, labor needs, equipment requirements, and operational execution.
• Maintain an organized, safe, secure, and client-ready facility.
• Communicate inventory status, schedules, upcoming needs, operational changes, and potential issues with clients and Stream leadership.
• Coordinate warehouse labor, lifting equipment, transportation providers, vendors, and other resources needed to support operations.
• Help identify potential operational issues before they become problems and take ownership of driving them to resolution.

• 3–5+ years of experience in project management, warehouse operations, construction, logistics, or a related field.
• Basic understanding of construction, warehouse operations, commercial real estate, transportation, or material handling is preferred but not required.
• A self-starter who is comfortable taking ownership, making decisions, and working independently.
• Strong organizational skills with the ability to manage multiple priorities, schedules, vendors, clients, and operational needs at the same time.
• Strong communication skills and confidence working directly with clients, manufacturers, transportation providers, contractors, vendors, brokers, and internal leadership.
• Ability to take information from multiple parties and turn it into a clear operational plan for the warehouse team.
• Comfortable leading an on-site team and holding people accountable to warehouse, safety, organization, and client standards.
• Comfortable working in both an office and warehouse environment and willing to be hands-on when needed.
• Willingness to travel as needed to support new facility launches, client projects, and warehouse operations, anticipated at approximately 25-35%.
