Preconstruction Manager

The ideal candidate will lead all preconstruction activities for commercial construction projects from concept through contract award. This individual will be responsible for developing project budgets, cost estimates, and bid strategies while collaborating with owners, architects, engineers, and subcontractors. By analyzing project documents, market conditions, and historical cost data, the Preconstruction Manager will identify opportunities, mitigate risks, and support the successful pursuit of new business while ensuring projects are positioned for successful execution.

Essential Functions

• Lead all preconstruction activities for commercial construction projects, including conceptual estimating, budgeting, value engineering, and bid package development.
• Collaborate with owners, architects, engineers, and internal project teams to align project scope, costs, schedules, and constructability requirements.
• Build and maintain strong relationships to support both project execution and future business.
• Prepare and review detailed cost estimates, subcontractor/vendor proposals, and pricing strategies to ensure accurate and competitive project bids.
• Identify project risks and opportunities during the planning phase, providing recommendations that improve project feasibility, cost efficiency, and overall value.
• Manage the transition from preconstruction to operations by ensuring complete scope alignment, budget accuracy, and effective communication with project management teams. xhyhwjd
• Lead and participate in client and design meetings, clearly communicating cost impacts and project strategy

Qualifications

• Bachelor's Degree or equivalent experience in Construction Management or related field of study
• Experience estimating projects or relevant engineering experience
• Proficient in Microsoft Office suite
• 5+ years of estimating experience or preconstruction management in the commercial G.C. sector
• Experience with bidding projects in the $1-30 million range.
