Real Estate Closer

We are seeking an experienced Residential Closer to join our team. The ideal candidate will have a proven track record managing residential transactions from contract through closing and post-closing. This individual must be highly organized, detail-oriented who will work closely with asset managers, real estate agents, lenders, attorneys, buyers, sellers, and vendors to ensure smooth and timely closings while maintaining compliance with all client and regulatory requirements. This role would also be responsible for post-foreclosure deed conveyances to FHA and VA, with a focus on preparing and recording deeds from lenders to HUD or the VA, reviewing title commitments and lien searches and clearing all requirements, issuing title policies, and preparing/submitting final title packages. Time permitting, the ideal candidate would also assist with title examinations for foreclosure purposes, including reviewing title searches and identifying all parties with an interest in real property and determine the necessary defendants for judicial foreclosure actions. Essential Duties and Responsibilities: Manage residential closing transactions from contract through post-closing. Open files in Qualia. Review contracts and lender instructions to ensure all deadlines and requirements are met. Order and review title commitments, HOA estoppels, municipal lien searches, payoffs and other related documents. Resolve title and closing issues in a timely manner. Schedule closings and ensure all closing conditions have been satisfied. Prepare and review closing documents, ensuring all required documentation is complete and accurate. Prepare and review settlement statements, Closing Disclosures, Alta Settlement Statements, HUDs and lender closing packages. Coordinate with all parties involved in the transaction to facilitate successful closings. Coordinate wire transfers, funding authorization and disburse funds accurately. Manage and complete all post closing requirements, including but not limited to, balancing, recording all necessary documents and issuing title policies. Maintain accurate transaction records and status updates in Qualia. Meet client deadlines and service-level expectations. Ensure compliance with underwriter, lender, investor, and regulatory requirements. Prepare and review deeds to HUD or VA. Prepare and submit final title packages to HUD or VA. Qualifications Preferred Minimum 5+ years of residential real estate closing experience preferred. Experience working with institutional sellers, mortgage servicers, and asset management companies. Strong knowledge of title issues and curative resolutions. Thorough understanding of title, escrow, and closing processes. Ability to manage a high-volume pipeline while maintaining accuracy and meeting strict deadlines. Excellent communication and customer service skills. Strong organizational and problem-solving abilities. Proficiency with Microsoft Office Suite, Outlook and Qualia. Experience with Tempo, LPS/KFS, Noteflow and ADR a plus.
