Position Overview We are hiring an experienced Property Manager to lead the team at Sandstone Apartments in the Overland Park area. The ideal candidate has a minimum of five years of multifamily experience, including at least three years as a Property Manager overseeing a 250+ unit conventional community. They will excel in operational management, marketing and leasing strategy, financial understanding, and data interpretation. Strong communication skills, accurate monthly reporting, and a commitment to exceptional customer service are essential. Experience with Yardi, CRM platforms, and Yieldstar is preferred. A valid driver’s license is required. Responsibilities Conduct all business in accordance with company policies, Fair Housing laws, ADA, FTC, and all other regulations. Assist the Regional Vice President in formulating budgets, stay within budget guidelines, and review financial statements monthly, preparing owner reports. Ensure all rents are collected, posted, and deposited on time; perform evictions and utility cut-offs as necessary. Maintain positive vendor relationships, ensure accurate invoicing, and submit invoices to corporate for processing. Recruits, hires, trains, and supervises on‑site property staff; conduct orientation, review timesheets, and performance evaluations. Work with Human Resources to develop and coach employees to achieve property and company goals. Ensure lease files are completed accurately and timely; review lease applications and sign move‑in leases and addendums. Conduct property inspections with government agencies, Fogelman leadership, and owners; ensure compliance with audits. Perform office opening management, maintain office condition and model apartments, and keep local and state licenses current. Report liability and property incidents through the online incident reporting system; handle special projects such as capital improvements and interior renovations. Build a resident‑focused culture; follow Fogelman policies to maintain positive resident communications, resolve complaints and service requests. Physically walk and inspect the entire property regularly, verify conditions, and ensure timely completion of service requests. Coordinate with maintenance staff for timely turnover after move‑outs. Develop a property marketing plan, oversee outside marketing, and train leasing staff to welcome prospective residents. Maintain awareness of market and industry conditions and trends. Weekend work may be required; less than 5% overnight travel may be needed; other duties as assigned. Qualifications and Skills Five years of experience in on‑site property management preferred. Three years of experience as a property manager preferred. Background in supervision with a successful track record of accomplishments. Certification such as CAM, RAM, or CPM preferred. Working knowledge of property management platforms including Yardi, Entrata, Yieldstar, and CRM. Excellent verbal and written communication, relationship‑building, and customer service skills. Lease‑up or new construction experience with proven results preferred. Valid driver’s license and automobile insurance may be required. Environmental and Physical Demands Constant walking, standing, and sitting; frequent stair climbing; occasional bending, stooping, kneeling, crawling, squatting, pushing/pulling; reaching above shoulders. Frequently lift less than 20 lbs; occasionally lift over 20 lbs. Strong finger dexterity and sensory skills such as good eyesight and hearing. Work in various conditions, indoors and outdoors; noise level usually moderate.
