Role Overview

Pivot Point Solutions is seeking an experienced Physical Security Project Manager to lead the planning and field execution of complex physical security and low-voltage system projects throughout California. This role will oversee projects involving access control, video surveillance/CCTV, intrusion detection, perimeter protection, intercoms, and supporting electrical and low-voltage infrastructure.

The ideal candidate brings at least seven years of relevant project management experience and a strong field construction background. This position requires someone who can move comfortably between project planning and active job sites, coordinate contractors and technical teams, evaluate installation conditions, manage budgets and schedules, and oversee testing and commissioning while maintaining disciplined project documentation and governance.

Your Day-to-Day Activities

• Manage physical security and low-voltage projects from planning and site assessment through installation, testing, commissioning, and closeout.

• Develop and maintain project plans, schedules, resource requirements, milestones, and project documentation.

• Conduct job walks and site assessments to validate design requirements, installation conditions, constructability, and project risks.

• Coordinate installation of access control, CCTV/video surveillance, intrusion detection, alarms, intercoms, perimeter security, and supporting infrastructure.

• Manage security integrators, subcontractors, technicians, vendors, and other project resources.

• Coordinate physical security activities with IT, Corporate Security, facilities, construction teams, and business stakeholders.

• Review construction drawings, wiring diagrams, technical specifications, and installation requirements.

• Coordinate procurement of equipment, materials, permits, and other resources necessary for project execution.

• Monitor field activities for safety, workmanship, quality, schedule adherence, and compliance with project requirements.

• Troubleshoot technical and construction issues and coordinate solutions with installation teams and stakeholders.

• Oversee inspection, functional testing, commissioning, and turnover of installed security systems.

• Maintain accurate project records, including risk and issue logs, change documentation, as-built information, progress reports, and closeout packages.

• Track project budgets, labor hours, material costs, forecasts, and overall financial performance.

• Identify scope changes and coordinate appropriate change management and change order documentation.

• Provide structured project status reporting to project sponsors, clients, and internal stakeholders.

• Proactively identify project risks, dependencies, and field constraints and drive mitigation plans through resolution.

• Coordinate final project handoff to operations and support teams.

The Job Requirements

• 7+ years of relevant experience managing physical security, low-voltage, electrical, or closely related field construction projects.

• Direct experience managing field installation projects involving physical security systems.

• Strong knowledge of access control, CCTV/video surveillance, intrusion detection, alarms, perimeter protection, or related security technologies.

• Experience working with enterprise access control or video management platforms such as AMAG, Software House, Genetec, or comparable systems.

• Strong understanding of low-voltage construction and installation practices.

• Ability to read and interpret construction drawings, wiring diagrams, technical specifications, and related project documentation.

• Experience managing contractors, security integrators, technicians, vendors, and other field resources.

• Experience conducting site assessments, job walks, inspections, testing, and commissioning.

• Strong project management experience across scope, schedule, budget, risk, change, resources, and project documentation.

• Experience operating within structured PMO processes and maintaining project governance documentation.

• Strong communication, leadership, negotiation, and problem-solving skills.

• Valid driver's license and ability to travel between project locations.

• Ability to work in active construction environments and wear required PPE, including FR clothing, hard hat, safety vest, and appropriate safety footwear.

• Ability to work a hybrid schedule across office, field, and home environments.

• Ability to support projects primarily in Santa Cruz and Santa Clara, with occasional travel to Monterey and San Bernardino.

You'll Stand Out If You Have

• Previous experience working for a physical security integrator.

• Significant construction management or field construction experience.

• Experience coordinating multiple trades and understanding construction sequencing.

• Background in electrical systems or low-voltage trades.

• Advanced experience with AMAG, Software House, Genetec, Avigilon, or similar enterprise physical security platforms.

• Experience working with general contractors, enterprise security organizations, or large infrastructure programs.

• Familiarity with OSHA requirements and construction-site safety practices.

• PMP, PSP, CPP, or relevant manufacturer-specific certifications.

• Experience managing physical security projects within utility, energy, infrastructure, or other highly regulated environments.
