About the Position We’re looking for a talented maintenance supervisor who will be responsible for the day-to-day maintenance operations and physical upkeep of the assigned property, ensuring compliance with Avenue5 policies and standards as well as all local, state and federal regulations. The maintenance supervisor is responsible for risk‑management compliance and financial contributions toward the property budget. Responsibilities Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make‑ready standards, are met. Review and track progress of service requests and identify chronic maintenance issues. Respond to maintenance related issues in a timely manner as outlined in policy documents while maintaining a professional demeanor. Perform various maintenance functions, including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines. Execute general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. Carry out proactive preventive maintenance tasks such as siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, and more. Ensure work‑order system accuracy by verifying all orders are completed in a timely manner to company standards and resident satisfaction. Conduct daily inspections of the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards. Oversee and assist with management of property emergencies, such as snow, other inclement weather, fires, and floods. Communicate promptly with the property manager concerning all maintenance issues at the property. Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations. Monitor response times for emergency on‑call/after‑hours maintenance assignments; participate in on‑call rotation as necessary. Promote customer satisfaction by maintaining highest standards of cleanliness and curb appeal and interacting courteously and professionally with residents. Foster a positive, collaborative relationship with residents, other properties and associated agencies. Conduct pre‑move‑in and post‑move‑out apartment inspections and ensure timely completion of quality unit turns. Act as a mentor to the maintenance team. Maintain a professional demeanor and appearance at all times, promoting the same to the entire team. Administer the company risk‑management program. Complete special projects as assigned by the maintenance supervisor and/or property manager. Solicit suppliers and contractors when work is necessary and monitor compliance with company policy. Collaborate with the property manager to ensure the team and the property are compliant with company, ownership, state and federal policies and standards. Walk the property weekly with leadership to collaborate on property challenges and operations. Ensure maintenance costs remain within the allotted property budget and provide input on future budget expenses. Other duties as assigned by property leadership. Education and Experience High school diploma or equivalent is required. At least three years of experience in the property management industry or a directly related field. Possess general maintenance and carpentry skills. Skills and Requirements Must maintain a valid driver’s license, clean driving record and current auto insurance. Ability to read, write, and understand English. Proficiency with general office equipment such as telephone, fax machine, printer, copier, and key‑track system. Excellent customer service and interpersonal skills. Strong organizational and time‑management skills. Ability to multitask. Basic mathematical skills. Skill in defusing situations involving angry or difficult people. Ability to maintain confidentiality. Maintain professional appearance and comply with the prescribed uniform policy.
