Job Description Summary Immediately available: Maintenance Supervisor. The role oversees and performs technical and mechanical work to keep community buildings, grounds, amenities, and common areas clean, safe, and functional. Job Description Perform and supervise maintenance activities to meet the company’s cleanliness and safety standards. Manage outside vendors, track warranties, and ensure timely completion of resident work orders. Develop and enforce standards for the overall appearance of the property. Assist in developing budgets for regular repair, maintenance, and capital projects. Supervise and train up to five employees. Actively participate in daily work planning and daily reports to the Community Manager. Carry out and support property health and safety meetings and OSHA compliance. Hot‑water repair and basic carpentry duties. Supervising up to five employees. Budget assistance for repairs and capital expenses. Resident work order delegation and timely completion. What We Are Looking For Extensive maintenance management experience in multifamily housing. Proficiency with hot‑water heater repair, basic carpentry, and roofing materials (shingle to BUR, EPDM). Skilled in safe use of hand tools, power tools, and mechanical equipment. Proficient in MS Office and property management software (Yardi/One Site). Professional demeanor in both manner and dress. Core Responsibilities Diagnose and repair resident service requests, routine maintenance and ensure compliance with policies, safety standards, and code requirements. Lead the make‑ready process for vacant apartments: pre‑move‑out inspection, punch list creation, vendor coordination, supplies, and final inspections. Develop and enforce standards for cleanliness and overall appearance of community grounds, amenities, building exteriors, unit interiors, and common areas. Inspect work performed by in‑house staff, contractors, and vendors; provide corrective action plans. Maintain inventory of spare parts and work with the Community Manager to order supplies within budget. Execute monthly preventative maintenance as outlined in the policy manual. Assist in budgeting for repair, maintenance, and capital projects. Promote cost‑cutting and expense control (repair vs. replace). Conduct safety meetings; keep MSDS and OSHA requirements current. Demonstrate customer‑service skills: respectful interactions, timely response, and efficient work order handling. BASIC KNOWLEDGE & QUALIFICATIONS High school diploma, GED, or equivalent experience and training. Experience in property‑management maintenance or related trades. Must provide hand tools unless prohibited by state law; skilled in safe use of hand tools, power tools, and measuring devices. Logical problem‑solving skills. Excellent customer service and interpersonal communication; calm under pressure. Strong written and oral communication; represent company management when required. Proficiency in internet, word processing, spreadsheet, and database programs; property‑management system experience preferred. Basic math skills for reviewing financial and legal documents. SPECIALIZED SKILLS EPA Type I and II or Universal certification for HVAC system work, refrigerant handling. All required state and local certifications. Valid driver’s license to operate a golf cart if necessary. TRAVEL / PHYSICAL DEMANDS Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas. Work inside/outside in all weather; lift 25 lb alone and 50 lb with assistance. Occasional local travel for meetings, training, or other duties. Flexible schedule with possible evenings, weekends, and holidays on call. Hourly rate: $27.50 – $42.00.
