Maintenance Supervisor

The Maintenance Supervisor is a leadership position within the Facilities unit of University Housing, responsible for ensuring the successful supervision of the day-to-day maintenance operations within an assigned residential zone. The Maintenance Supervisor manages ongoing residence hall maintenance and repairs in a zone housing between 1,000 and 3,000 residents in multiple buildings. The position is expected to provide regular consultation and support to various residence life staff, facilities staff, and administrative/management staff. They will select, train, and supervise a team of five to eight individuals and manage their workload. They will also coordinate with Facilities Management Division and outside vendors to perform work in facilities.

Knowledge, Skills, Abilities and/or Competencies: Knowledge of the standard methods equipment, materials, tools, and practices of the structural and skilled trades (such as maintenance). Knowledge of mechanical, electrical, and plumbing maintenance used in commercial and residential facilities. Knowledge of occupational hazards and safety precautions of structural and skilled trades. Knowledge of building codes associated with facilities. Ability to interpret construction and as-built documents. Ability to establish and maintain effective working relationships with other university personnel at multiple levels. Skills associated with the effective supervision of personnel, including training, assigning work, and monitoring performance. Proven ability to work and communicate professionally and effectively with a variety of constituents – verbally, in person and via email. Proven ability to balance multiple tasks, set priorities, and resolve issues quickly. Exercise independent judgement and initiative in completing work assignments, demonstrated ability to follow through on tasks, and ability to identify and implement changes to increase efficiencies. Excellent leadership skills that promote success. Skilled at preparing clear and concise reports. Capable with Microsoft Office suite and ability to learn other departmental and university systems (e.g. work order system, time keeping system).

Physical Demands - Frequently stand and walk throughout residential facilities. Lift and move items weighing at least 40 pounds. Safely drive aUGAstate vehicle, as necessary.

Duties/Responsibilities - Supervision and Work Management: Select, train, supervise, and evaluate a team of staff consisting of approximately five to eight individuals that may include: Senior Trades Workers, Systems Technicians, Skilled Trades Workers, and Utility Workers. Actively promote and participate in the development, retention & engagement of each staff member. Utilize the work order system (Integrated Workplace Management) to assign work, monitor the status of work orders, and make sure accurate documentation is provided within work orders. Contact and coordinate with Facilities Management Division and outside vendors to perform work as needed within facilities. Plan and oversee summer building work, including building transitions and summer conference turnovers. Develop and maintain a culture of staff development within the area. Assist staff in developing and achieving career goals.

Duties/Responsibilities - Administrative Duties: Purchase materials such as tools, appliances, and parts following the payment process for services performed by outside vendors; review monthly status reports for accuracy of purchases. Respond to residents' and other stakeholders' concerns related to facilities management issues. Assist in the preparation of annual operating and plant fund budgets. Maintain established operating budgets. Assist in long-term planning of facilities. Maintain records pertaining to workplace health and safety, along with informing staff of any health or safety concerns within the facilities. Work collaboratively with other departmental staff and lead staff teams on building turnovers and transitions, programming needs, and the remediation of facilities-related issues, as they arise.

Duties/Responsibilities - Other: Serve on an on-call rotation to provide support in responding to after hours facility emergencies. Successfully complete all required training. Perform other duties consistent with the purpose and scope of this position that may be assigned.
