Janitorial Technician

Job Overview The Janitorial Technician is responsible for keeping buildings, facilities, and restrooms in a clean and orderly condition. Duties include floors, shampooing rugs, washing walls and glass, cleaning showers and restrooms, and removing rubbish. The role also involves performing routine maintenance activities, notifying management of repair needs, and cleaning debris from common areas. Maintaining a good relationship with residents promotes a positive work environment. Compensation $18.00–$18.50 per hour. Salary is commensurate with experience, education, and specific responsibilities and is subject to change. Hours Thursday – Monday, 6:00 AM to 3:00 PM (hours may change to accommodate business needs). Job Responsibilities Clean floors by sweeping, mopping, scrubbing, or vacuuming according to schedule. Gather and empty trash daily per schedule. Service, clean, and supply restrooms daily. Clean and polish furniture fixtures. Clean low‑level windows, glass partitions, and mirrors. Dust furniture, walls, machines, and equipment. Mix water and detergent to prepare cleaning solutions per specifications. Steam clean or shampoo carpets as needed or per schedule. Strip, seal, finish, and polish floors as required. Notify the General Manager or AGM about major repair or addition needs and file appropriate work orders. Complete requisition for supplies and equipment as necessary. Set up, arrange, and remove decorations and furniture for events such as board meetings. Attend maintenance cart in common areas at all times; store cart out of site during breaks. Ensure all safety precautions are followed while performing work. Be courteous and pleasant to residents at all times. Perform related duties and responsibilities as required. Skills & Qualifications Ability to follow oral and written directions, keep accurate records, fill out logs and journals, and perform administrative operational functions. Education & Experience One year of janitorial or custodial work experience. High School Diploma or GED preferred. Possession of a valid California Driver’s License and state‑mandated vehicle insurance. Physical Requirements & Working Environment Must be able to lift 50 lbs. Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic, equipment noise, vibrations, and chemical fumes. Must be able to move, bend, stoop, push or pull as appropriate. Must have finger dexterity. Must be able to drive throughout the community and run errands outside the community if requested. Work duties may require standing or walking on hard surfaces for frequent and prolonged periods. Must respond to requests and communicate with staff, coworkers, clients, and vendors. Consistent and regular attendance required. Some exposure to dust and noise; some heavy lifting, standing, climbing. Tools & Equipment Used Valid California State Driver’s License and state‑mandated insurance. Tools common to the janitorial industry.
