Project Manager 2

Job Summary The Project Manager 2 will provide overall direction and leadership on moderately complex projects, or a portion of large construction projects. The position will fully implement and manage the operation and administration of projects in support of JE Dunn’s strategy, vision and values. Key Responsibilities – Core Lead all aspects of the company’s safety culture and create awareness by demonstrating commitment to an injury‑free environment through individual actions and mentoring others. Investigate safety incidents and retrain staff as needed. Manage the JE Dunn pre‑start checklist. Support the pre‑construction team including quantity takeoff, trade coordination, scope of work development, scope review, bid package development, schedule development, bid list creation and bid advertisement. Lead the plan and implementation of the buyout schedule. Verify pricing and scope, identify successful bidders, provide gap analysis against initial scope and manage issuance of subcontracts. Manage the submittal schedule setup. Coordinate priorities with the team and review and approve all shop drawings and samples prior to submittal to architects or engineers. Ensure approved submittals are returned to subcontractors and available to the project team per the project schedule and the contract. Coordinate with Logistics to obtain pricing on materials and equipment. Confirm bonding and approval requirements for subcontractors with risk management and review decisions with the project leader. Provide ongoing risk analysis of subcontractors throughout the project lifecycle. Coordinate the various stakeholders of the project including but not limited to subcontractors, owner, field, design team, vendors, etc. Disseminate change requests to subcontractors for pricing and schedule input; gather and evaluate subcontractor pricing to confirm accuracy. Prepare, submit and obtain owner/architect approval for change requests. Lead various meetings such as monthly project reviews, progress meetings and OAC (Owner‑Architect) meetings. Complete monthly subcontractor and owner pay application process. Prepare project schedule with the Project Superintendent, gathering input from the project team and utilizing Lean principles as appropriate. Develop and update project schedule for both pre‑construction and construction activities. Manage materials, labor and procurement logs to ensure appropriate resources are available to meet the project schedule. Identify potential schedule impacts including scope, weather, manpower and changes, and facilitate mitigation plans for these impacts. Provide appropriate written documentation for decisions affecting various aspects of the project such as budget, schedule, legal, quality and/or safety. Employ current best practices for documentation requirements. Provide a variety of regular reporting and analysis to the project team(s) to communicate overall project status and profitability. Prepare monthly cost and margin forecast with input from the superintendent and review with the project team. Participate in the development of the project budget. Regularly review costs relative to the budget and highlight discrepancies to enable improved financial performance. Lead the overall project closeout process using best practice standards, tools and processes such as the close‑out punch list, financials, sub contracts, warranties, etc. Interface with region/company legal counsel as appropriate. Key Responsibilities – Additional Core Gain an understanding of the estimating process from conceptual phase through GMP development. Identify, understand and actively manage project risks. Understand and manage the project business plan in order to maximize financial success. Implement and manage components of the operation and administration of multiple or moderately complex construction projects. Utilize awareness, experience and knowledge to identify problems and recommend solutions for review and implementation by the team. Manage deliverables provided by a variety of internal resources and functions such as IPS, logistics, self‑perform, etc. Engage in business, industry and community activities to build and strengthen external relationships. Knowledge, Skills & Abilities Ability to perform work accurately, completely and in a timely manner. Communication skills, verbal and written (Intermediate). Ability to conduct effective presentations. Proficiency in MS Office (Intermediate). Apply fundamentals of the means and methods of construction management to projects. Thorough knowledge of project processes and how each supports the successful completion of a project. Ability to build relationships and collaborate within a team, internally and externally. Proficiency in project management and accounting software (Advanced). Proficiency in required construction technology (Advanced). Proficiency in scheduling software (Advanced). Apply Lean process and philosophy (Intermediate). Manage budgets, maximize profitability and generate future work through building relationships. Build relationships with team members that transcend a project. Education Bachelor’s degree in construction management, engineering or related field. In lieu of the above requirements, equivalent relevant experience will be considered. Experience 7+ years construction management experience. Working Environment Valid and unrestricted driver’s licence required. Must be able to lift up to 25 pounds. May require periods of travel and/or relocation. Must be willing to work non‑traditional hours to meet project needs. May be exposed to extreme conditions (hot or cold). Assignment location may include project sites and/or in the office. Frequent activity: sitting, viewing computer screen. Occasional activity: standing, walking, bending, climbing, reaching above shoulder, pushing, pulling.
