Director of Operations - Property Management

Who We Are at VPM Vilgar Property Management started as a family-owned real estate investment business. As our portfolio grew, we saw a need for property management that was responsive, solutions-oriented, and focused on protecting our client's assets while creating great experiences for residents. Over the years, we've grown into a full-service property management company managing over 1,000 units throughout Northwest Indiana. Along the way, we've expanded our services to include maintenance, construction, lawn care, cleaning, brokerage, and other support services that allow us to better serve our clients. Today, we're in a season of growth and refinement. We've built a strong foundation, and now we're focused on strengthening our systems, developing our team, and creating the operational structure needed to scale effectively. We're no longer a small company figuring things out day by day, but we're also not a large corporate organization. We're looking for a Director of Operations who is excited to help build that future—someone who can bring leadership, accountability, and operational excellence as we continue to grow. What you will own You will oversee the day-to-day execution of the Property Management division and lead a team that includes property management, leasing, maintenance coordination/techs, and VAs. Key outcomes you will drive Lead and manage the Property Manager, Maintenance Coordinator, maintenance techs, Leasing, and Virtual Assistants Build and enforce KPIs across departments Create structure, accountability, and workflow clarity Hire, train, re-train and terminate team members when necessary Issue performance plans and enforce company standards Run weekly operations meetings Oversee maintenance flow and vendor coordination Monitor work order timelines and completion quality Review financial reports and support budgeting for key clients over time Identify inefficiencies and implement improved systems Serve as the bridge between staff and ownership Maintain limited engagement and oversight across affiliated service divisions (including maintenance, lawn care, and related operational arms) to ensure alignment and smooth integration with the Property Management division The kind of leader who wins here You are calm under pressure, direct, and consistent. You do not need to be told what to do. You build order inside ambiguity and hold the standard without micromanaging. You are a strong fit if you have 5+ years leading teams in operations, property management, or a high-volume environment Proven experience building KPIs, dashboards/scorecards, and accountability rhythms (weekly meetings, quarterly planning, etc.) Experience overseeing maintenance and vendor coordination The ability to make hard decisions (performance management, enforcing standards) Experience with EOS or a comparable operating system is a plus, but not required (we care most that you can clearly explain the operating system you have run and how you drive accountability) Bilingual (English/Spanish) is a strong advantage, not required Requirements Reliable transportation for local site visits in Northwest Indiana Ability to pass background check and drug screening Occasionally lift up to 50 lbs What We Offer Competitive Salary - $95,000 base + Performance Based Bonus tied to measurable operational outcomes ($100,000-$120,000K On Target Earnings) Real Impact - An entrepreneurial seat where your decisions move the business Growth Opportunity - An industry with real upside; exposure to real estate investing Strong Culture - Not corporate.
